Living in Society Hill
Society Hill sits off South Wrangleboro Road at East Collins Road in Galloway Township, backing onto Wrangle Road Park on the Stockton side of the township. The streets are named almost entirely for tribes — Cherokee, Iroquois, Navajo, Apache, Mohave, Shawnee, Seneca, Arapaho — with Rumson Drive and Society Hill Drive threading through them. The buildings went up between 1988 and 1991 as brick-and-vinyl townhouse clusters on two levels, and the homes run from roughly a thousand square feet at the small end to well over eighteen hundred at the top. One quirk worth knowing before you go looking: the buildings carry their own numbers, separate from the unit addresses, so a listing will send you to building 205 for a home addressed on Cherokee Drive. Ask for both.
The floor plan is the reason people stay. Nearly every home here is two bedrooms upstairs, and each of those bedrooms has its own full bathroom — not a shared hall bath, not a bath-and-a-half split between them. Two full suites, a powder room on the main floor, and the laundry upstairs where the bedrooms are rather than down in a basement. That is an unusual thing to find at this size and this price point anywhere in the township, and it is why the same three buyers keep showing up: someone scaling down who does not want stairs to laundry, two people sharing who want real separation, and an investor who can rent two suites instead of two bedrooms.
The community is divided into numbered sections — Society Hill 2 and Society Hill 3 both appear across the MLS — and the sections do not describe themselves the same way. Some records list the fee as covering amenities, insurance, maintenance, management, trash and the pool; others list only insurance and maintenance, at a comparable monthly figure. That is the same pattern that runs through Club Condos a few minutes west, where the inclusions genuinely track the section rather than the community. So do not take a number off a listing sheet and assume it applies to the home next door. Confirm which section a home sits in and get the inclusions for that section, in writing, per home.
There are two other structural items here that a listing sheet will not show you. There is a roof replacement assessment in place, billed on top of the monthly fee and running through 2028, and the work is being done building by building rather than all at once — so ask where a specific building falls in that order. And buyers owe money at settlement beyond the usual: a capital contribution, a startup fee, and prepaid condo dues. None of that is a problem. It is only a problem if nobody tells you about it until the end.
The amenities are better than the footprint suggests: a clubhouse and club room, a swimming pool, tennis courts, a playground and patio space. Inside, a wood-burning fireplace in the living room is standard rather than an upgrade, most homes have an eat-in kitchen, and the end units pick up meaningful extra light and privacy over the interiors. Gas heat with central air, public water and sewer, two assigned exterior parking spaces and no garages anywhere in the community. Pets are allowed with restrictions. Society Hill is not age-restricted, and the mix of owners here reflects that — first-time buyers, downsizers and long-term renters in the same clusters.
Location is what closes it. Stockton University's main campus is minutes away, which drives steady demand from faculty, staff and graduate students, and AtlantiCare, the Garden State Parkway, Atlantic City, the airport and the beaches are all a short drive. If you want to compare against the rest of the township's attached market, Oaks at Galloway runs the lowest fee in Galloway with a strict no-pet rule, Ryans Ridge has no rental waiting period at all, or work through every condo and townhome in the township at once on the Galloway Township condos page.
