Living in Mattix Crossing
Mattix Crossing sits off East Great Creek Road in Galloway Township, laid out along Mattix Run and Mattix Run Road on one side and Colonial Court on the other. The buildings went up between 1985 and 1987 in low-rise clusters on wooded ground, with the woods left standing between the rows rather than cleared. Homes are two-bedroom, one-bath layouts on a single level, generally running from just under 900 to about 1,100 square feet.
What separates this community from the other attached housing in Galloway at a similar price is the amenity package, and it is not a token one. There is a community pool, a clubhouse and club room, tennis courts, a playground, and scenic walking and biking paths through the grounds. Assigned parking. Private balconies and patios on the homes. That is a fuller set than communities well above this price band carry, and it is the reason to look here rather than at a comparable home somewhere with nothing but a parking lot. If you use that kind of thing, the value is real. If you would never touch it, you are paying for it anyway — and that is worth being honest about with yourself before you buy.
The community also has bus service, with a stop within walking distance of the homes. On a township as spread out as Galloway that is genuinely useful, and it is worth knowing if you are buying for a student, for someone who would rather not depend on a second car, or as a rental where a tenant might not have one.
Now the thing that trips people up here, because Mattix Crossing is effectively two communities under one name. The monthly fee tracks which side you are on: homes on the Colonial Court side carry the lower fee, and homes on Mattix Run carry a materially higher one. That is a real difference over a year, not a rounding error, and two homes with nearly identical square footage can sit on opposite sides of it. Ask which section a listing belongs to and what that section's fee covers before you compare it to anything. The pet rules differ by section as well — some homes permit pets with restrictions and others do not allow them at all — so get that answer in writing for the specific home rather than for the development.
The homes run natural gas forced-air heat with central air, public water and sewer. Condition varies about as much as it can within one community: some homes here have been renovated end to end with granite counters, full new appliance packages, updated flooring, refreshed baths and new mechanicals, while others are close to original. On floor plans this consistent, what has been done inside is essentially the whole story on value, so shop condition rather than square footage.
One quirk to know before you search on your own: some homes here carry an Absecon mailing address even though the property is in Galloway Township. That is a postal boundary, not a municipal one — the taxes, the schools and the township services are all Galloway. It confuses buyers working from a portal, and it is worth confirming on any listing you look at. The location puts you minutes from Stockton University, historic Smithville, AtlantiCare and the Garden State Parkway, with Atlantic City and the beaches a short drive.
