Living in Oaks at Galloway
Oaks at Galloway sits just off East Collins Road in Galloway Township, laid out along Sussex Place, Cheshire Drive and Greenwich Drive. The buildings went up in 1987 and run three to five stories, and the homes are two-bedroom, one- and two-bath layouts on a single level, generally between about 1,050 and 1,250 square feet. The community is set back from the road behind trees, and the streets loop rather than run through, so there is no cut-through traffic.
One rule comes first here because it decides whether the rest of this page is worth your time: the association does not permit pets. Not with restrictions, not with a weight limit, not with board approval — none. That is unusual in Galloway, where almost every other community allows them in some form, and it is stated plainly on every listing in the building. If you have a dog or a cat, or expect to, this is not your community and it is better to know that now than after you have fallen for a kitchen. If you do not, it is worth understanding what that rule produces: quieter grounds, cleaner common areas, and lower wear on the shared spaces.
The second thing worth knowing is the value math, and it is the strongest in the township. The monthly fee here is the lowest of any condominium community in Galloway, and it still covers a clubhouse and club room, a swimming pool, tennis courts, pickleball courts and a playground, along with trash, management and the amenities. Communities charging materially more nearby offer less. If you are comparing carrying costs across Galloway condos, this is the one that comes out ahead, and the amenity set is not a token one — the pickleball courts in particular get used.
The homes are larger than most of the attached inventory in this price range and the layouts work. Two generous bedrooms, walk-in and cedar closets, a laundry and utility room with a full-size washer and dryer inside the home rather than a shared laundry down the hall. Many homes have a balcony or a patio, and several have separate exterior storage off the patio — a real asset in a community where nobody has a garage. Gas heat with central air, public water and sewer. Parking is assigned with additional guest spaces, and end units and corner units pick up light on an extra side.
Condition varies a great deal, which on consistent floor plans means condition is most of what you are shopping. Some homes here have been taken down and rebuilt with quartz counters, soft-close cabinetry, stainless appliances and new flooring throughout; others are original and priced for someone willing to do the work. At close to forty years old, ask about the age of the heat, the air conditioning and the water heater on anything you are serious about.
This community also trades as an investment. Some homes here sell with a tenant in place on a yearly lease, and the MLS carries a field showing when leases are in effect — so ask early whether a listing is occupied and when the lease ends, because it changes when you can move in and what your options are. That cuts both ways: if you are buying to rent, a paying tenant already in place is a head start. The location puts you minutes from Stockton University, AtlantiCare, shopping and the Garden State Parkway, with the beaches a short drive.
