Living in White Birch

White Birch is one of the larger detached neighborhoods in Glendora, part of Gloucester Township, built almost entirely in 1960 on the streets south of Evesham Road. The whole community went up in a single season, and sixty-five years on it is one of the most settled parts of the section — mature trees, established plantings, and houses that have mostly been owned rather than turned over.

The street names are the signature and they are unlike anything else in the township. Betsy, Randy, George, Lillian, Albert, Trudy, Stephen, Adrienne, Patricia and Furman — the streets here are named for people, one after another, on a grid of curving drives and short places. Most 1960 developers reached for trees or English counties. Whoever platted White Birch used first names, which reads as a family's list rather than a catalog, and it makes an address here immediately recognizable.

The housing stock is remarkably consistent. This is a split-level neighborhood, with bi-levels and the occasional colonial among them, and the notable thing is the size — nearly every home here is a four-bedroom, and five-bedroom houses turn up regularly. Two and a half baths is common. The split-level plan does something people underrate: it puts two full living areas on separate levels, one on the main floor and one below, so a family room and a living room exist without either one being a basement. Attached garages with front entry and driveway parking are standard, and lots run to a fifth of an acre or better at 75 by 125 feet and up — real backyard, not a strip.

Location is a genuine argument here rather than filler. Triton Regional High School sits just west of this neighborhood on Schubert Avenue, along with its athletic fields and track — close enough that a good number of families here are a short walk or a two-minute drive from it, which is unusual for a high school anywhere in the county. Triton is one of the three Black Horse Pike Regional high schools and serves the northern end of Gloucester Township. On the eastern side the neighborhood runs down toward Otter Brook and its wooded corridor, so the streets on that end have trees behind them rather than more houses. Shopping sits right at the Evesham Road corner, and the Black Horse Pike and Route 42 are both minutes out, which is the practical Philadelphia commute.

Sixty-five years in, what has been updated is what separates two otherwise identical houses, and the range here is wide. Homes in this neighborhood have been taken well past their era — open-concept main levels, quartz counters, renovated baths with marble vanities and glass shower doors, EV hookups in the garage — and others have had far less done. Two houses on the same street with the same footprint can be entirely different purchases, and none of that appears in a square-footage number.
