Living in Catalina Hills

Catalina Hills is a detached neighborhood in Gloucester Township, built in 1960 on the eastern side of the township off Madison Avenue. It is one of the older planned communities in the township, and it has the most committed theme of any of them — because whoever developed it was selling a very specific idea.

The streets are California. Malibu Drive, Pasadena Drive, Fresno Drive, San Diego Drive and Hollywood Drive run through this neighborhood, and the community itself takes its name from Santa Catalina, the island off the Los Angeles coast. In 1960 that was the aspiration being sold in a new American suburb, and this developer committed to it entirely rather than picking a name and moving on. Sixty-five years later the addresses still land the way they were meant to. Practically, it also means an address here is unmistakable — nothing else in this part of Camden County reads remotely like it.

The houses match the era exactly and that is the point. These are ranchers and split levels — the two forms that defined 1960 suburban building — in two- through four-bedroom layouts, on flat lots with real separation between them. The ranchers give you single-floor living with everything on one plane, which is a specific thing to want and an increasingly hard thing to find at this price. The split levels give you the same square footage broken into zones: living and kitchen on the main plane, bedrooms up a half flight, family room and often a fourth bedroom down another. Sizes run wide here, and the larger split levels can carry better than 2,300 square feet with separate wings.

That wing arrangement is worth understanding because it does something most houses cannot. Several homes in Catalina Hills carry a separate living area with its own kitchen, bath and bedroom off the main house — built as a multi-generational layout or adapted into one. For a household supporting a parent, an adult child, or an arrangement that needs two front doors' worth of independence under one roof, that is a genuinely rare floor plan and it does not come up often. Sunroom additions, partially finished basements and fully fenced yards show up throughout as well.

Sixty-five years in, condition is the entire variable, and this neighborhood is honest about it. Some homes here have had the major systems addressed — a replaced HVAC, updated bath, newer roof — and others come to market as-is, with real square footage and real bones at a price that reflects the work ahead. Both are legitimate opportunities and they are completely different transactions. In a community where every house is the same age, what has actually been done is the only thing that separates them, and it is worth having someone walk it with you who has seen the inside of the others.

For comparison elsewhere in the township, Glendora is the nearest section with a similar vintage and feel, Broadmoor is the larger seventies neighborhood a few minutes west, and Gloucester Township ranch homes covers single-floor living across the whole township. Schools follow the standard Gloucester Township path — the township district through the middle years, then Black Horse Pike Regional for high school; records here name one or the other, which reads like a split and is not. One note on the address: this end of the township carries a Magnolia 08049 mailing address, but Magnolia is a separate borough and this is not in it — Catalina Hills is Gloucester Township, on Gloucester Township taxes and schools. The recently sold homes across the township are the clearest read on where these are landing.
