Living in Clementona

Clementona is a detached neighborhood in Gloucester Township built mostly in the late 1970s, and it is laid out in a way nothing else in this township is. The streets run in alphabetical order from north to south — Alberta, Belleview, Cambridge, Delaware, Essex, Fairmount, Girard, Highland, Jerome, Kohomo, Lincoln. Once you know that, you can find any address here without looking it up, and you always know which direction you are heading.

The layout is a genuine street grid, not a subdivision plan. Cross streets, square blocks, sidewalks, straight runs. Every other community in this end of the township is curvilinear — loops, circles and cul-de-sacs designed to keep traffic out. Clementona was built the older way, the way a small town gets built, and the practical difference is that it is walkable in a way the loop neighborhoods are not. There is a school with ball fields inside the neighborhood at the north end rather than across a highway from it.

Almost everything here is a rancher. One floor, no stairs, three bedrooms as the norm with two- and four-bedroom plans in the mix. Bathroom counts run light — one full bath is common, with a half added in some — and that is the honest trade that makes this the most affordable detached housing anywhere in Gloucester Township. What you get for it is a single-level house on its own lot with a fenced yard and a driveway, at a number that in most of the township only buys attached. Finished basements turn up regularly and do real work on a one-floor plan. Natural gas heat, central air, public water and public sewer.

That combination makes Clementona a specific answer to two very different buyers. First-time buyers get a detached house rather than a townhome. And anyone who wants to stop climbing stairs gets a full one-floor house without an age restriction and without the premium that 55+ communities carry. Buyers on the second of those should also see Gloucester Township ranch homes, which pulls the one-floor inventory out of every community at once — but Clementona is where the concentration is.

The neighborhood is not frozen. There is new construction going up on Lincoln Avenue right now, a 2025 build on an infill lot, and a scattering of houses from 1986, 1990 and 1999 sit among the originals. That mix means condition and vintage vary more here than the uniform build date suggests, and it is worth asking what year a specific house actually went up rather than assuming 1978. A note on the address: mail here goes out as Sicklerville 08081, and Sicklerville is a post office, not a municipality. Clementona is in Gloucester Township, on Gloucester Township taxes and services — and despite the name, it is not in Clementon borough either.
