Cobblestone Farms is the premier detached community in Gloucester Township, built from 1998 onward around a large lake off Sicklerville Road. It sits at the top of the township's market and it is not a close call — the houses here are larger, the lots are better, and what trades in this community is in a band of its own against everything else in Gloucester Township.

The lake is the reason. The community wraps it on three sides, with Mullen Drive running the northern and eastern shore and Waterview Drive doing exactly what its name says on the western one. Homes on the water side look out across open water rather than at a neighbor, and a good number of the interior lots still catch the view or sit on rising ground above it. This is not a retention basin dressed up in the marketing — it is a genuine lake, and it is the single largest body of water inside any residential community in the township. It also cannot be built on, which makes those sightlines permanent in a way almost nothing else is.

The street names carry the theme all the way through: Flagstone, Bluestone, Brookstone, Graypebble, Red Gravel, Granite, Crystal, Marble and Slate — stone and gravel, one after another, matching a community called Cobblestone Farms. Whoever platted this place picked a theme and finished it, which is rarer than it sounds at this scale. Practically, an address here is unmistakable and places you immediately.

The houses are the largest detached product in the township. These are four-bedroom colonials and contemporaries with two and a half or three baths, two-car attached garages with inside access, and full basements — many of them finished, and finished ambitiously: media rooms, bar areas, and additional rooms usable as a fifth bedroom. Nine-foot ceilings on the main floor are standard, vaulted ceilings and twenty-foot walk-in closets appear in the more popular plans, and butler's pantries, gas fireplaces and skylights show up throughout. Sidewalks and street lights were built in from the start. Yards here have real room — decks, patios and pools are a normal part of what comes to market rather than an exception.

Here is the part most buyers do not know: Cobblestone Farms is still being built. There is active new construction on Mullen Drive right now, twenty-five years after the first homes went up — four-bedroom houses with garages and basements, delivered new, inside an established community with mature trees and a finished lake rather than on a bare field. That combination is genuinely rare. Most new construction asks you to trade an established setting for a new house; this asks you to trade nothing.
