Living in Broadmoor

Broadmoor is one of the largest detached neighborhoods in Gloucester Township, built through the 1970s across roughly twenty streets between Somerdale Road and Signey Run. It is also, consistently, one of the strongest markets in the township — the houses here are larger than the township norm, they were built on generous lots, and they hold their position in a way that shows up plainly in what trades.

Two things about the address will confuse a search and are worth clearing up first. Most of Broadmoor carries a Somerdale 08083 mailing address, and a portion of it on the western side — Wilson Avenue, McKinley Avenue, Orchard Avenue — carries a Blackwood 08012 one instead. Both are post offices. Every home in Broadmoor is in Gloucester Township, on Gloucester Township taxes, in Gloucester Township schools. It is specifically not in Somerdale Borough, which is a separate municipality with its own district, and a listing here that says otherwise is a data error rather than a boundary. Buyers looking at this end of the community should also see Blackwood, which sits immediately west.

The street names are a theme carried all the way through a very big community, which is rarer than it sounds at this scale. Cotswold, Wessex, Chatham, Hampton, Bentley, Upton, Harford, Southwick, Fenwick, Wyngate and Eden are English places and English names, laid out on long curving roads and courts rather than a grid. Practically, it means an address here identifies itself — there is no ambiguity against the numbered avenues north of Somerdale Road, and no other community in this part of the township reads the same way.

The houses are the reason people target this neighborhood specifically. These are colonials with four and five bedrooms, two and a half or three baths, plus bi-levels and traditionals in the mix, running to real square footage on lots with genuine depth. Center-hall foyers, formal living and dining rooms, family rooms with gas or wood fireplaces, island kitchens and two-car attached garages are the standard rather than the upgrade. Sunrooms and three-season rooms show up repeatedly here, and so do in-ground pools — not as an exception on one lot but as a normal part of what comes to market, because the yards were laid out with room for them. Full basements are common and several are finished.

Fifty years in, what has been replaced is what separates two otherwise comparable houses, and in this neighborhood the spread is wide. Listings here are specific about it — remodeled kitchens with granite and oversized islands, roofs and gutters replaced within a few years, updated electrical service, windows done in stages, French drains and sump pumps in the basement, HVAC on its own clock. Some sellers include a home warranty. Others are honest that the pool heater is as-is. None of that appears in a square-footage number, and at this price tier the difference between a house that has had the major systems addressed and one that has not is the single most consequential thing to establish before you write an offer. For comparison elsewhere in the township, Timberbirch is the other community on the Somerdale postmark, Timber Cove and Chestnut Glen are the closest equivalents in Blackwood, and Cobblestone Farms is the township's lake community.

Schools follow the standard Gloucester Township path — the township district through the middle years, then Black Horse Pike Regional for high school. Records here name one or the other, which reads like a split and is not. On location, Broadmoor sits with Route 42 and the Atlantic City Expressway both a few minutes out and the Speedline within a short drive, which is the practical Philadelphia commute, while the neighborhood itself carries no through traffic. The recently sold homes across Gloucester Township are the clearest read on where these are actually landing.
