Living in Forest Ridge

Forest Ridge is a detached neighborhood on the southern end of Gloucester Township, built between 2000 and 2002 and finished. That date matters more here than it does anywhere else in the township. Most of Gloucester Township's detached housing went up between the 1950s and the 1970s, which means that in most neighborhoods the deciding variable is what a given owner has replaced and when. Forest Ridge skips that conversation almost entirely — the houses came out of the ground at the turn of this century, on modern floor plans, with modern systems, and they have only had one or two owners since.

The high school went up alongside it. Timber Creek Regional opened in 2001, on Jarvis Road in the Erial section, built to serve the southern portion of Gloucester Township and to pull enrollment off Highland and Triton, which were both overcrowded at the time. Forest Ridge families feed Timber Creek. One caution on the records: some Forest Ridge listings name Gloucester Township Public Schools and others name Black Horse Pike Regional. Both are correct and it is not a split — Gloucester Township runs the elementary and middle grades, Black Horse Pike Regional runs the high schools. Confirm the assignment on the specific property.

The houses are consistent in a way older neighborhoods never are. These are four-bedroom colonials for the most part, two and a half baths, with a contemporary or two mixed in. Two-car attached garages, full basements — a good share of them at least partially finished — first-floor laundry, formal living and dining rooms plus a separate family room, and a powder room off the main floor. Decks and fenced rear yards are standard rather than an upgrade, and in-ground pools turn up here often enough to be worth watching for. Natural gas heat, central air, public water and public sewer throughout.

The street names run to woods and trees, which is what you would expect from the name: Cedar Grove Drive, Blue Spruce Drive, High Woods Avenue and Wood Thrush Avenue. West of Kearsley Road the naming changes character completely — Sugarbush, Breckenridge, St Moritz, Skyline — and that side is a different community with a different theme. If the ski-resort streets are what brought you here, start at Country Oaks instead.

In market terms Forest Ridge runs from the middle of Gloucester Township's detached market up into its upper band, and the top of what trades here sits alongside Cobblestone Farms, the township's other newer detached community. The difference between the two is straightforward: Cobblestone is still building and has a lake; Forest Ridge is complete, wooded, and closer to the Cross Keys corridor. Buyers who want a house nobody has lived in yet should look at Gloucester Township new construction — there is none in Forest Ridge and there will not be.

A note on the address: mail here goes out as Sicklerville 08081, and Sicklerville is a post office, not a municipality. Forest Ridge is in Gloucester Township, on Gloucester Township taxes and in Gloucester Township schools. Listings and portals name Sicklerville constantly and it confuses buyers into thinking it is a separate town. For the rest of this end of the township, see Gloucester Township 08081, and the recently sold homes across the township are the clearest read on where these land.
