Four Seasons at Forest Meadows is the active-adult community in Gloucester Township, built between 2003 and 2006 on Joanne, Kristian, Melissa, Shane and Shelly — a set of streets named after people, which is how you know you are inside it and not in the neighborhood next door. Everything here is detached and everything here is on one floor. It is a genuine 55+ community with a clubhouse and a full amenity package, not a handful of ranchers with an age restriction attached.

Its position in the township is unusual and worth understanding before you shop anywhere else. Gloucester Township is one of Camden County's largest municipalities, and it has almost no age-restricted housing — the only other option is Shenandoah Village, which is a manufactured-home community and a different proposition entirely. That makes Four Seasons the township's only age-restricted community of detached, site-built single-family homes. The houses answer the objection most people bring to single-floor living, which is storage and space. These are ranchers with full basements — frequently finished, occasionally walk-out — and two-car attached garages with inside access. Two and three bedrooms, two full baths as the standard with a third turning up where the lower level has been built out. Cathedral ceilings, gas fireplaces, eat-in kitchens with pantries, walk-in closets and main-floor laundry are common through the community, and decks and lawn sprinklers came with the build. Natural gas heat, central air, public water and public sewer. Nothing here is on a slab, which is not something every 55+ community in South Jersey can say.

The amenities are built and running, not promised. Residents have a clubhouse, fitness center, outdoor pool, tennis and pickleball courts, and bocce, with an ongoing calendar of social activities behind it. Pickleball in particular is worth naming, because it has become the first question at nearly every active-adult community in the region and plenty of them are still converting tennis courts to answer it. Two ponds sit inside the community and the loop wraps them, so a fair number of homes look at water rather than at a neighbor, and the wooded ground along the eastern edge keeps that side from being built against.

Location was clearly part of the plan. The community sits minutes from Gloucester Township Community Park, the Gloucester Premium Outlets, Route 42 and the Atlantic City Expressway — which puts Philadelphia, the bridges and the Shore all inside an easy drive without putting any of that traffic on your street. A note on the address: mail here goes out as Sicklerville 08081. Sicklerville is a post office, not a municipality — Four Seasons at Forest Meadows is in Gloucester Township, on Gloucester Township taxes and services. Portals name Sicklerville constantly and it leads people to believe it is a separate town with separate rates. It isn't. Turnover here is steady but the community is finite and there is no more of it being built, so the recently sold homes across the township are the clearest read on where these are landing.
