Living in Shenandoah Village

Shenandoah Village is an age-restricted community in Gloucester Township, off Turnersville Road, and the first thing to understand about it is how buying here works — because it is not like buying anywhere else in this township. You buy the home; the land underneath it is leased. There is a monthly ground rent, and buyers apply to the community directly and are approved by it before closing. That application takes several weeks and needs to be started well ahead of a settlement date, which is the detail that catches people out.

That structure is the reason the entry price here is what it is. Shenandoah Village is by a wide margin the most affordable way into an age-restricted setting anywhere in Gloucester Township, and for a buyer whose priority is a low monthly number and no stairs, it does something no other community here does. It also means the monthly cost has two parts — the ground rent and, on top of it, a separate sewer charge. Those numbers move, so get current figures from the community rather than from a listing.

The homes are single-level throughout: ranchers, modular and manufactured, mostly two bedrooms with two baths, and they run larger than the format's reputation suggests. Vaulted ceilings, open floor plans, walk-in closets, garden tubs with step-in showers, full kitchens with real counter and cabinet runs, and in-unit laundry. Double-wide units are part of the mix. Wrap-around decks and covered porches are common, sheds are standard, and the lots carry mature trees rather than the bare pads people picture. Natural gas heat, central air, public water and public sewer.

The amenities are close enough to walk to, which for this buyer is the whole argument. The clubhouse, outdoor pool and fitness center sit inside the community with a shuffleboard court and a running calendar of activities, and most homes are a few minutes' walk from all of it rather than a drive. The streets are named after Shenandoah National Park — Skyline Drive, Loft Mountain, Hazeltop, Shenandoah Drive — which is a nice piece of continuity from whoever laid the place out.

For the comparison every buyer here should see: Four Seasons at Forest Meadows is the township's other age-restricted community, and it is a different product entirely — detached site-built houses on owned land with full basements, at a much higher entry. These two are the whole age-restricted market in Gloucester Township, and the choice between them is really a choice about ownership structure and monthly cost, not about lifestyle. Buyers who want one floor without the age restriction should look at Gloucester Township ranch homes instead.
