Living in Iron Gate

Iron Gate is a townhome community in Gloucester Township, built in 2017 and 2018 on a single road off Williamstown Road near Jarvis. That build date is the whole point of the place. Gloucester Township has a deep supply of attached housing, but most of it went up in the 1970s and 1980s, which means a buyer shopping townhomes here is usually choosing between updated and not-updated. Iron Gate sits outside that choice — these houses are less than ten years old, and what you are buying is close to what the builder delivered.

The layout is the current three-story townhome format rather than the older two-story one, and the difference is real. The lower level holds the one-car attached garage and a flexible bonus room that owners use as a home office, a gym, or a third living space. The main floor is open — kitchen with granite and stainless flowing straight into the living and dining areas, hardwood through it, and a powder room. The top floor carries all three bedrooms, including a primary suite with a walk-in closet and full bath, plus a second full bath and the laundry, which is on the bedroom level where the laundry actually gets generated. Two and a half baths is the standard count.

These are true townhome lots — roughly twenty feet wide and a hundred and thirty deep — so the yards are narrow and long rather than square. The trade is that maintenance is minimal and the interior square footage goes up rather than out. The eastern rows back to woods, and the kitchens and primary bedrooms on that side look at trees instead of at the next row over, which is the single most-mentioned feature in the listings that come out of this community. Natural gas heat, central air, public water and public sewer, front-entry garages with driveway parking behind them.

Iron Gate is worth setting against the two townhome communities on the other side of this end of the township. Chase Pointe and Little Pond are both actively building the same three-level format, which means you can buy one new — with the wait, the option pricing and the bare landscaping that come with new. Iron Gate is finished. The trees are grown in, the fences are up, the neighbors are in place, and what you are shopping is resale inventory on a nearly-new house. Buyers usually have a strong preference between those two things and do not realize both are available within a few miles of each other.

For the wider attached market, Gloucester Township condos and townhomes covers everything from the golf-course associations down to the small 1970s courts, at a much broader range than a single community can show. Iron Gate sits toward the newer end of that field and holds its position there.
