Living in The Fields

The Fields is an attached community in Gloucester Township built in 1979, and it is exactly two streets: Farmhouse Road and Farmhouse Court. That is the whole community. Nothing else feeds into it and nothing passes through it, which makes it one of the more self-contained places in the township and one of the easiest to actually understand before you visit.

The houses are twins — two homes sharing one wall, each on its own lot — and they come in two sizes and no others: roughly 1,342 square feet and 1,126 square feet. Three bedrooms and two baths in both. Lots run about a tenth of an acre, fenced on many of them, with driveways deep enough for four cars, which is unusual at this price point and means nobody in this community parks on the street. Natural gas forced air, central air, public water and public sewer.

A twin is not a townhome and the difference is worth understanding, because it works in your favor. You have one shared wall instead of two, windows on three sides instead of two, and your own lot rather than a share of a common one. In practice a twin lives closer to a small single-family house than to a rowhome, and it is the reason light and airflow in these are better than the square footage suggests. It is also why a property-type search for condos and townhomes will not show you this community at all — twins are categorized separately, and most buyers never find them.

What separates one listing here from another is not the house, since the house is one of two plans. It is condition and price. Recent sales in The Fields have gone under contract in under a week — three days, six days, eleven — while others on the identical floor plan sat for two months or more. When every unit is the same, the market has nothing to reward except a house that has been kept up and priced sensibly, and it punishes the alternative immediately and visibly. That is genuinely useful information on both sides of a deal here.

This is one of the most affordable ways to own in Gloucester Township, and the honest comparison is Revere Run, which is the other attached community at this entry point, also built in the 1970s, also fee-simple. Beyond those two the field widens considerably at Gloucester Township condos and townhomes, and buyers who can stretch should also see Terrestria, which is a step up with a pool and tennis courts.
