Living in Meadowbrook

Meadowbrook is a detached neighborhood in Gloucester Township built in the mid-1990s, off Jarvis Road on the eastern side of the township. It is laid out around East Meadowbrook Circle, which is exactly what the name says — a single street that leaves Jarvis, wraps the community, and comes back. Nothing passes through Meadowbrook on the way to anywhere else, and everybody driving on that circle either lives on it or is visiting somebody who does.

The houses are the mid-1990s four-bedroom colonial, and the specification is consistent across the community. Two and a half baths, formal living room, a dining room that can be run formal or opened to the living space, and an eat-in kitchen with a center island and table space feeding a family room directly off it — the layout that replaced the closed-off kitchen and never went back. Main-floor laundry, walk-in closets upstairs, and bedrooms sized generously enough that the secondary rooms get used as offices without anyone feeling squeezed.

Parking is better here than the era usually delivers: an attached garage plus a concrete driveway that holds several cars, which in practice means four spaces without anybody on the street. Sidewalks, street lights and underground lawn sprinklers went in with the build rather than being added later, and the utilities are underground too — no poles and no overhead lines along the circle. Natural gas heat, central air, public water and public sewer. Patios rather than decks on most of them.

What separates one Meadowbrook listing from another is condition, and in a community this uniform that is nearly the whole story. Every house went up within a couple of years of every other one, on the same envelope, so roofs, heaters, windows and kitchens are all running on the same clock. Some owners have been through that cycle once already and some have been through it twice; a few have not started. Two houses that read identically in the photographs can be a long way apart on the walk-through, and that gap is where the money is on either side of the deal.

For the comparisons a Meadowbrook buyer usually wants, Mayfair Woods and Mayfair Meadows are the same four-bedroom format from the same years a short distance away, and Kings Gate covers similar ground a few years earlier. The four of them trade against each other constantly and most buyers end up seeing houses in at least two.

A note on the address: mail here goes out as Sicklerville 08081, and Sicklerville is a post office, not a municipality.
