Kings Gate is a detached neighborhood in Gloucester Township built around 1990, and it occupies a spot in this township's housing supply that buyers tend to arrive at by process of elimination. Most of Gloucester Township's detached stock is considerably older, built out through the 1950s, 60s and 70s, on floor plans that reflect how families lived then. The township's newer detached communities are excellent and priced accordingly. That kind of addition tends to appear in neighborhoods where people stay put and invest rather than move up and out, and Kings Gate reads that way. Because the houses are the age they are, condition is what separates one listing from the next. The bones are consistent across the community — same era, same builder logic, same envelope — so the real spread is in what has been replaced and when. Heaters, roofs, kitchens and windows in a 1990 house are all somewhere in their first or second life, and a house where those have been handled and a house where they haven't will look nearly identical in photographs. That is a walk-through question, and it is the reason a local read is worth more here than in a community where everything is the same age and the same condition.
