Living in Revere Run

Revere Run is an attached community in Gloucester Township with one feature that separates it from nearly every other townhome community in the township: there is no homeowners association and no monthly fee. These are fee-simple houses. You own the land, you own the exterior, and nobody sends you a bill for either. Both agents who listed here recently led with that fact, which is a good indication of what buyers actually respond to when they find this place.

The trade-off is honest and worth stating plainly: with no association, exterior maintenance is yours. Roofs, siding and the yard are your responsibility rather than a line item, and there is no reserve fund behind them. For a buyer coming out of a rental or out of a condo with a fee, that swap is usually the whole reason they are looking here — the monthly number drops and stays dropped. For a buyer who wants somebody else handling the outside, Gloucester Township condos and townhomes has the associations.

The community was built in two stretches. The earlier houses went up through the 1970s on Kings Road, Noble Road and Presidential Drive; a later group followed in 1982 on West Loch Lomond Drive. These are two and three bedrooms, one to one and a half baths, interior and end-of-row, on slab foundations with aluminum siding, and around a thousand square feet with the laundry on the main floor and the bedrooms up. End units are worth seeking out here — they get the extra light and the extra yard, and the difference between an interior and an end unit is more noticeable in a house this size than in a large one.

Two mechanical facts matter more than anything cosmetic. Heat is electric baseboard and most of these have no central air. That is standard for the era and it shapes both the utility bill and what a renovation would cost, so it belongs at the front of the conversation rather than the back. Some units have added window or split systems. Public water and public sewer throughout. Parking is off-street driveway rather than garage, and the rear yards are fenced on many of them with room for a shed and a patio.

The location is better than the price suggests, and this is the part that goes unmentioned. Revere Run backs directly onto the Gloucester Premium Outlets on one side and the township's athletic fields on the other — ball fields, a turf field and tennis courts, right across Heatherwood Drive. Route 42 is essentially at the entrance, which puts Philadelphia, Rowan, Camden County College and the Shore points all on a straight run. Very little else in the township at this entry point sits on that kind of ground.
