About Lawrence Township
Lawrence Township sits in the southwest corner of Cumberland County, between the farm belt and the Delaware Bayshore, and it is the kind of place people move to on purpose rather than stumble into. Roughly three thousand people, one village, a handful of long roads, and land in every direction. It is small enough that everyone's kids are in the same school, and that turns out to be the single most important thing about buying here.
So start with the schools, because in a township this size they are the whole conversation. Lawrence Township School District runs one school — Myron L. Powell School in Cedarville — and it takes township children from the earliest grades through eighth. One building, one set of teachers, small classes, and a community where families know each other because there is nowhere else for them to be. For parents coming out of a large suburban district, that is either exactly what they are looking for or exactly what they are not, and it is worth being honest with yourself about which. After eighth grade, students head to the regional high school that serves this end of the county, joining kids from the surrounding townships — the same arrangement Deerfield and Upper Deerfield use. Ask about the current high school assignment when you get serious on a property; in this county it varies by municipality and the mailing address will not tell you.
Which brings up the mail, because it hides more inventory here than anything else. Lawrence Township homes come addressed three ways — Cedarville 08311, Millville 08332 and Newport 08345. The township has no ZIP code of its own. A buyer searching "Millville" pulls a city market with completely different schools and taxes; a buyer searching only Cedarville sees maybe half of what is actually available. Searching by municipality is the only way to see the whole township at once, and it is the reason this page exists.
Cedarville is the village and the center of things — Main Street, Maple Avenue, North Avenue, East Avenue, Franklin Street. The housing is older and modest, some of it genuinely historic, and this is where the township's most affordable detached houses are. Prices here start well under two hundred thousand for something that needs work and run into the mid two hundreds for something that does not.
The DeCarlo Tract is the township's one real subdivision, over on the Millville side, and it is easy to miss because the MLS spells it four different ways. The streets are named for presidents — Park Avenue, Roosevelt Street, Garfield Avenue, Martin Avenue, Polk Street — and the houses are consistent, mid-sized detached homes on regular lots. If you want a neighborhood with sidewalks and neighbors rather than a house at the end of a farm road, this is the part of Lawrence Township that offers it.
Everywhere else you are buying on the roads, and the roads are what make this township worth the drive. Lummistown Road, Jones Island Road, Shaws Mill Road, Ramah Road, Hogbin Road, Buckshutem Road, Bay Point Road. Houses out here sit on one, two, three acres and up — one recent listing carried nearly twelve — with woods, fields and creek frontage. That is the search that does the most work in this township, and it is why homes on 1+ acres is on the tile row. Land at these prices does not exist in Gloucester or Atlantic County anymore.
The range runs wider than the size of the place suggests. At the bottom there are older houses in the village in the sixty to a hundred thousand range. In the middle, three-bedroom detached homes with a garage and a yard through the two and three hundreds — the bulk of the market, and most of what homes under $300K returns. At the top, larger properties on serious acreage push past six hundred thousand. Condition is the variable that matters most: this is an area where a well-kept house and a project can sit a mile apart at similar asking prices.
What Lawrence Township does not have is worth stating plainly. No age-restricted community. No new construction development. No condos or townhomes at all — every listing in a recent full pull was a detached house. If a clubhouse or a new build is the requirement, the search belongs in Vineland or further north.
Practically, you are trading convenience for space and price. Millville is the nearest town for shopping and services, Bridgeton handles county business, and the highways are a drive rather than a hop. In exchange you get quiet, land, a bay a few minutes south, and a school where your child will not be a number. The market is thin — a few dozen sales a year across the whole township — so the good ones do not repeat often. Watching what's just listed is the practical strategy here.
