About Commercial Township

Commercial Township sits at the bottom of Cumberland County, out where the Maurice River widens into Delaware Bay and the roads run out into marsh. It is the far end of South Jersey in every sense — wooded, watery, thinly settled, and almost entirely off the radar of anyone shopping the suburbs an hour north. It is also, quietly, one of the most active low-priced markets in the state. There is more turnover down here than the population would suggest, and more genuinely affordable housing than anywhere else this side of the river.

The thing that makes this township different is the manufactured housing, and the part that matters is how it is owned. Across most of New Jersey a manufactured or mobile home means a land-lease park — you own the house, you rent the ground under it, and you pay a monthly lot fee forever. That is not what is happening here. In Commercial Township these homes sit on individual lots that convey with the house, scattered along the back roads on a quarter acre, a half acre, sometimes considerably more. You buy the dirt. For a buyer who has been priced out of everything else, that distinction is the difference between renting a spot and owning a property, and it is why the manufactured home search is the most useful page on this site for this township.

Prices start lower than most people believe is still possible. There is real inventory here in the twenty-five to eighty thousand range, and detached houses through the low and middle hundreds. At the top the township runs to large properties on serious acreage — ten acres and more — that trade for a fraction of what comparable land costs in Gloucester or Atlantic County. Anyone whose search is about land rather than square footage should start with homes on 1+ acres.

The mail splits three ways and it hides a lot of inventory. Township homes come addressed as Port Norris with the 08349 ZIP, as Millville 08332, and as Mauricetown 08329. A buyer searching "Millville" pulls a city market that has nothing to do with this place, and a buyer searching only Port Norris misses more than half the township. Searching by municipality rather than by mailing address is the only way to see all of it at once.

Laurel Lake is the township's largest residential community by a wide margin, and it is where most of the activity is. Built around the lake on the Millville side, it runs across Battle Lane, Keron Drive, Magnolia Drive, Robin Road, Jute Road, Quail Road, Daffodil Road, Whittier Drive, Lakeshore Drive and a dozen more. The housing is a genuine mix — small detached houses, manufactured homes on their own lots, and older cottages — and it holds most of the entry-level inventory in the township. It is also the part of Commercial Township that turns over fastest, which means something is almost always available.

Port Norris is the historic heart of the township and worth understanding. This was once the oyster capital of the country — the Delaware Bay oyster fleet worked out of Bivalve and Shellpile at the end of the road, and at its peak the industry made this one of the wealthiest small places in New Jersey. That era left behind a village of substantial old houses along Main Street, Church Street, Market Street and Walnut Street that now trade for less than a new car in some cases. For a buyer who wants an old house with real bones and does not mind being at the end of the line, there is nothing else like it.

Mauricetown is the other historic village, up along the river, and it is the prettiest corner of the township. Nineteenth-century sea captains built here, and the Victorian houses along the streets off Front Street and Highland Street have held their character. It is small, it is quiet, and listings there are infrequent enough to be worth watching for.

Beyond the villages you are buying on back roads — Buckshutem Road, Battle Lane, High Street, North Avenue, Brown Street — where houses sit on wooded lots with distance between them. The stock runs from bungalows and postwar ranchers through manufactured homes of every vintage, and condition varies enormously. Two properties at the same price on the same road can be entirely different propositions, and that is the part no listing photo will tell you.

Schools work through a sending relationship, which is worth knowing before you compare towns. Commercial Township Public Schools runs the elementary and middle grades, including the Battle Lane school, and township students then attend Millville Senior High School. That is a third pattern for this county — Bridgeton runs its own district straight through, Deerfield and Upper Deerfield send to Cumberland Regional, and Commercial sends to Millville. The mailing address will not tell you which one applies.

What you are buying down here is space, water and price, and you are trading away convenience for it. Millville is the nearest real town for shopping and services, Vineland is further on, and the highways are a drive rather than a hop. In exchange you get bay access, marsh and river country that draws hunters, fishermen and birders from across the region, and the genuine possibility of owning a house and a piece of land outright on a modest budget. That is a rarer proposition every year, and it is the reason this township is worth a serious look. Watching what's just listed matters here, because the well-priced ones do not last.
