Condos and Townhomes in Lumberton
Attached housing is what makes Lumberton work as an entry point. Four communities carry nearly all of it, they were built across three decades, and between them they are the reason a buyer priced out of Moorestown or Mount Laurel can still land in a well-regarded district minutes from Route 38. What separates them is not really the house. It is the fee, and the spread here is wider than the houses would ever suggest.
Country Estates is the busiest address in the township by a comfortable margin, and it is the best value on this page for a specific and slightly surprising reason. These are three-bedroom interior and end rows with garages, on streets named for herbs and spices — Saffron, Nutmeg, Marjoram, Rosemary, Caraway, Cinnamon, Coriander, Basil, Ginger, Bayleaf, Peppermint, Caramel, Sesame, Sassafras. And the association fee is the lowest of any managed community in this part of the county, by a wide margin. Not a little lower — a fraction of what the community next door charges. It covers the common areas, lawn maintenance, snow and trash, and nothing beyond that. No pool, no clubhouse, no recreation facility. For a buyer whose priority is the smallest possible monthly obligation on a three-bedroom home with a garage, there is nothing else nearby that competes with it.
One thing to know before you tour Country Estates, because it is invisible from the listing headline: the community has two distinct phases roughly eighteen years apart. The original build is 1987, and there is a second run from 1995 through 2005 on Sassafras, Caraway, Sesame, Peppermint, Caramel and Rosemary. Same community, same fee structure, materially different houses — and the newer phase often has basements where the original does not. Two listings a street apart can be a decade and a half and a whole lower level away from each other.
Sunnybrook is the older community, built in 1977 on tree-named courts — Mulberry, Beechnut, White Birch, Sycamore, Blue Spruce. Two- and three-bedroom interior and end rows, no garages, in Colonial, Tudor and Ranch/Rambler plans, including one with a loft. The fee here runs roughly four times Country Estates', and what it buys explains most of that: a pool and a recreation facility alongside the exterior, front and side lawn care, management, snow and trash. That is the trade in plain terms — Sunnybrook is the amenity community, Country Estates is the lean one. If you will use a pool, Sunnybrook is fair value. If you will not, you are funding one you drive past, and the difference over a decade is real money.
Evergreen Condos, built 1988 on Sandstone Court, Woodchip Road and Dove Court, is the only true flat product in Lumberton — two bedrooms, no garages, no basements, single-level living. The fee sits between the other two and covers the exterior, grounds, snow and trash. This is the most affordable attached housing in the township and the natural landing spot for a first purchase or a downsizer who does not want stairs. Evergreen Gardens adds a small number of similar units.
Deer Run Estates on Fawn Court is the newest of the four — built 1998 through 2002, three-bedroom interior rows with garages and basements, which no other attached community here reliably delivers together. Its fee is modest and covers lawn care on all sides plus snow removal. It is the smallest community of the four and it does not turn over often, so this is one to watch rather than shop.
At the far end of the timeline there are twins on Chestnut Street built in 1850 and 1855, near the historic village, with full basements and no association at all — no fee, no board, nothing owed monthly. There is also a twin from 1890 in the Historic District. These come up a couple of times a year at most, and for the right buyer they are the whole reason to be in Lumberton rather than a subdivision.
On schools, Lumberton runs its own district through eighth grade and it is built as a set of stepping stones rather than one building: Ashbrook Elementary on Municipal Drive takes preschool through first, Bobby's Run on Dimsdale Drive takes second through fifth, and Lumberton Middle, also on Dimsdale, covers sixth through eighth. For ninth through twelfth, students attend Rancocas Valley Regional High School on Jacksonville Road in Mount Holly, shared with four other sending townships. Seeing either the township district or the regional named on a Lumberton listing is normal — both are correct, they just describe different halves of the ladder.
If attached is not quite it, Lumberton's ranch homes give you single-level living detached and on your own lot, and four-plus bedroom homes covers the larger detached stock on the outer roads and near the historic village along Main Street and East Landing. Homes under $300K is where most of this attached market trades, and just listed catches new inventory first.
