About Eastampton Township
Eastampton is a small township in the middle of Burlington County, wrapped around the north side of Mount Holly and built almost entirely around named communities. There is no old downtown to speak of here — what there is instead is a set of distinct neighborhoods, each with its own product and its own price point, which makes choosing in Eastampton mostly a question of which community fits.
The one that draws the most attention is Venue at Smithville Greene, and for good reason. It is a 55+ community that is still building — a combination that barely exists anywhere else in Burlington County, where most active-adult communities finished selling years ago and now trade strictly as resale. It offers a mix of detached homes, twins and end units on streets named for the old Smithville industrial village, and both new and resale inventory move through it regularly.
Around it, the township covers a real range. Eastampton Mews is the entry point, a townhome community where most of the activity sits at the bottom of the township's price range. Eastampton Village Center adds more attached inventory a step up. Then the detached neighborhoods — Vistas, Lakeview, Mount View and Eastampton Farms — climb from the middle of the market to the top, with Farms holding the largest homes. Roughly half the township trades under $500,000.
Schools here run the regional pattern, and buyers should know both halves of it. Eastampton Township Community School handles every grade from PreK through eighth on a single campus in the township. For ninth through twelfth, students attend Rancocas Valley Regional High School on Jacksonville Road in Mount Holly, which has served Eastampton, Hainesport, Lumberton, Mount Holly and Westampton since 1937. Rancocas Valley also keeps its administrative offices and two of its programs at an annex on Smithville Road here in Eastampton, in what used to be the township's middle school.
One practical note before you search: plenty of Eastampton property carries a Mount Holly mailing address. That says nothing about which township you are buying in, which taxes you pay or which K–8 school your children attend — everything on this page is scoped to Eastampton Township itself. Route 206 and the Route 38 corridor handle the driving, with the Turnpike and I-295 both close.
