Living in Artists Walk

Artists Walk is the newest single-family neighborhood in Mays Landing and it sits at the top of the market here. Built by Ryan Homes around 2020 and 2021 along Galleria Drive and Rue Cezanne, it is a small, tucked-away community of colonials and contemporaries — and if you have been shopping Hamilton Township for a house that does not need anything, this is the short list.

The homes are four and five bedrooms, two and a half baths, with two-car garages and full basements. Open-concept main levels are the standard here: a kitchen with white or dark shaker cabinetry, granite or quartz counters, a center island with seating, stainless appliances and a walk-in pantry, flowing directly into the dining and living areas. Wide-plank flooring, recessed lighting and a gas fireplace turn up throughout. Upstairs the primary suite carries a walk-in closet and a private bath, with second-floor laundry so nobody is hauling baskets up and down. Several plans put a flex room on the first floor that works as a home office, a playroom or a guest room, and the basements finish out easily.

These are also genuinely efficient houses, which is the part that separates them from anything else in town at this price. Gas heat, modern HVAC, tankless water heaters, and construction built to a current energy standard. Your monthly cost of running one of these is a different number than running a 1980s house of the same size, and that difference does not appear anywhere in a listing price.

Lot position matters more here than in most neighborhoods. Several homes back to a tree preserve rather than to another house, and those lots command a premium for good reason — mature trees, privacy, and a view off the back patio that is not somebody's fence. Fenced yards, stamped-concrete patios, outdoor showers and pergolas turn up on the better lots. When you compare two Artists Walk listings, look at what is behind them before you look at anything else.

The association fee here is minimal, which is worth stating plainly after a run through the township's condominium communities: you own the house and the lot, and the association is not carrying your roof, your siding or your water bill. That is the trade — more responsibility, far lower monthly, and no rules about renting or pets to work around.

Because the homes are only a few years old, some are still inside the builder's structural warranty, which transfers to a new owner. Worth confirming on any specific house, because it is real value that does not show up in the price. Financing is broad — conventional and VA both close here regularly — and sellers have been willing to contribute toward closing costs.

Location is a short run to the Hamilton Mall, groceries and dining, with the Expressway putting Philadelphia and the shore points within easy reach, and parks, trails and the medical campus nearby. If you are comparing newer neighborhoods in town, Victoria Crossing and Hamilton Pointe are the closest peers, and the township's new construction market covers what is being built now.
