Living in Victoria Crossing
Victoria Crossing is a mixed neighborhood in Mays Landing, and that is the most important thing to understand about it. Single-family homes, twin homes and townhouses sit side by side here on the same streets, sharing the same amenities and the same association. Most of the neighborhood went up between 2000 and 2005 across Tryens Drive, Summit Circle, Jamestown Circle, Westover Circle, Regents Circle, Pine Knoll Circle and Charleston Circle, and it is the newest neighborhood of its kind in the township.
The mix is the point. A buyer can start in a townhouse here, move up to a twin home, and move up again to a single-family house without leaving the neighborhood, changing schools, or giving up the pool membership their kids grew up with. Very few places in Hamilton Township let you do that. It also means the streets themselves are more varied than a single-product development — you are not looking at forty identical facades in a row.
Across all three product types the homes run to three bedrooms with two full baths and one or two half baths, generally 1,200 to 1,800 square feet above grade, with attached garages and driveway parking. The detail that matters most is below that number: nearly every home here has a basement and most are finished. They serve as fourth bedrooms, home offices, gyms, playrooms and workshops, and several are plumbed for an additional bath. Whatever the listing says the square footage is, add the basement to your mental math.
Inside, expect hardwood floors, gas fireplaces, kitchen islands with granite or quartz, cathedral ceilings in the primary suites, walk-in closets, and primary baths with double sinks and soaking or jacuzzi tubs. Outside, decks and patios, fenced yards, sprinkler systems, and a fair number of cul-de-sac lots. The amenity package is the broadest in the township — a swimming pool, a clubhouse for events, tennis and basketball courts, playgrounds, a ball field and a dog park — with lawn care in front, trash and the common areas handled by the association.
One billing detail to get right before you set a budget. The association bills quarterly and will not take monthly payments. Listing agents handle that inconsistently: some report the quarterly number in the monthly field, some divide the annual by twelve, some divide by three. That is why the association fee shown on Victoria Crossing listings can vary by a factor of three across nearly identical homes. It is arithmetic, not a real difference. Get the quarterly figure from the management company and do the division yourself.
Financing runs broad here in a way the older communities in town do not — conventional, FHA, VA and cash all close regularly, and seller concessions are common enough to be worth asking about. Location is a short run to shopping, the Expressway and the Parkway. If you are comparing, Victoria Pointe is the closest sibling, Hamilton Pointe is the other newer neighborhood in this bracket, and Mays Landing Village is the established townhome alternative.
