Living in Clover Leaf Lakes
Clover Leaf Lakes is not like the rest of Mays Landing, and two things set it apart immediately. Everything here is a ranch, and there is no homeowners association fee. Not a low one — none. After a run through this township's condominium and association communities, that is a genuinely different form of ownership, and for a certain buyer it is the whole point.
The homes are three-bedroom, one- and two-bath ranches, generally between about 1,000 and 1,250 square feet, on lots under an acre along Cedarcroft Drive, Mulberry Drive, Berry Drive, Somerset and Pinehurst Drive. Single-level living is the draw and it is not a small one — no stairs, everything on one floor, and a footprint that a household can actually maintain without a service contract. Corner lots are common here and they come with the extra yard you would expect.
These are older homes that have been worked on, and the recent sales show it: laminate and hardwood flooring, granite counters, center islands, renovated baths, gas fireplaces, screened porches, new decks, replaced roofs. Detached one-car garages and oversized driveways with room for several vehicles turn up throughout, which matters when a household has a boat or a trailer and nowhere in an association's rules to put it. Cooling is often wall and window units rather than central air, which is normal for the vintage and worth knowing before you tour in August.
Now the part that makes this community worth seeking out. There are genuine lakefront properties here — homes with direct water views, private docks and bulkheads, where you can fish, canoe or kayak from your own back yard. Wrap-around decks off the kitchen looking over the water, gazebos, sheds. That is real waterfront ownership at a price that has nothing in common with what the same thing costs on the bay or the river, and it is one of the few places in Hamilton Township where it exists at all. Not every home here is on the water, so confirm the lot before you fall for a listing photo.
The no-fee structure cuts both ways and you should think it through. Nobody is cutting your grass, plowing your street's common areas, or carrying your roof. Every dollar of maintenance is yours. In exchange there is no monthly bill, no board, no rental restriction and no rules about pets, vehicles or what you do with your yard. For a buyer coming out of a condominium community, that trade is usually the reason they moved.
Financing runs broad here — conventional, FHA and VA all close — and seller concessions toward closing costs are common enough in this community to be worth asking about. If you are comparing, the township's full waterfront market covers the river and the larger lakes, and Cedar Point is the move if you need substantially more house.
