Living in Cedar Point
Cedar Point sits along Woodmere Road and Darby Lane in Mays Landing, and it holds the largest houses of any established neighborhood in Hamilton Township. These are two-story homes running from about 2,500 to 3,000 square feet above grade, with four bedrooms, two and a half to three baths, two-car attached garages and full basements underneath all of it.
The floor plans are built for a household that actually uses the space. A two-story foyer opens to a formal living and dining combination, with an eat-in kitchen carrying a center island, custom cabinetry and granite or quartz counters, and a family room off it with vaulted or cathedral ceilings and a gas fireplace. The main level typically also holds a laundry or utility room, a powder room, and in some homes a three-season room off the kitchen. Upstairs the primary suite runs oversized — tray ceilings, a walk-in closet large enough to argue about, an en suite bath — with three more real bedrooms and a second full bath.
The basements are the sleeper feature. They are full, most have inside entrances, and several have been finished or roughed in for an additional bathroom. That is another whole level of house available to you as a game room, a gym, an office or a suite, and it does not appear in the square footage a buyer compares.
Lots here are under an acre but they live larger than that, and the ones backing to woods are the ones to want. Fenced yards, custom decks, covered front porches and sidewalks throughout. At least one home in the neighborhood carries an in-ground pool with a pool house, which is rare in this township outside of custom properties.
Now the thing that matters most about shopping Cedar Point, and it is different from every other neighborhood in this town. Condition varies enormously here, and so does price. Fully renovated homes and homes that need real work have traded within months of each other at a spread of a couple hundred thousand dollars. That is not a soft market or a bad neighborhood — it is a mature neighborhood where some owners have put money in and some have not, and where a house needing a compressor, carpet, paint and a proper basement finish sells as-is to someone who wants to build the equity themselves. Both buyers do well here. What you cannot do is assume the last comp tells you what the next house is worth. Walk them.
The association fee is modest and the frequency varies by home, so confirm whether a given property bills monthly or quarterly before you set a budget. Taxes here run at the top of the township, which is the honest counterweight to the size of the houses. Financing is broad on the renovated end — conventional and VA close here regularly — but an as-is house may not qualify for every loan program, so match the house to your financing before you write.
