New Construction in Middle Township

Here is the thing about new construction in Cape May County that nobody says out loud: on the barrier islands, there almost isn't any. Avalon, Stone Harbor, Sea Isle and the Wildwoods are built out. What gets called new construction there is a teardown — somebody buys an existing house for island money, knocks it down, and puts up a new one on the same lot. That is a legitimate way to get a new home, but it is a very expensive one, and it is not what most buyers picture when they type those words into a search bar.

Middle Township is where the real thing happens. This is the largest municipality in the county, it still has developable ground, and it has actual builder communities with models, floor plans and phases — the kind of new construction that exists in the rest of New Jersey and almost nowhere else on the Cape. If you want a house nobody has lived in, with a warranty and a builder to call, this is the part of the county to be looking at, and you are looking at it from ten or fifteen minutes off the same beaches.

The center of gravity is Rio Grande, which has quietly become the county's active-adult building ground. Legacy at Cape May is the larger of the two — detached single-family homes built by Ryan Homes and Lennar, with a clubhouse, fitness center and outdoor pool, and an association that handles lawn care and snow. The Gatherings at Cape May is Beazer's single-level ranch community, sitting right by the Route 9 shopping in Rio Grande, with a clubhouse, heated pool and bocce. Both are 55+, and between them they represent most of the purpose-built new housing stock in the lower county. The Cape May Court House side runs differently and is worth watching separately. As the county seat, Court House gets a steadier trickle of individual builds and infill on established streets rather than one big community, along with the occasional small subdivision. Four Seasons at Stone Harbor sits over here too — K. Hovnanian's tight, higher-end community of luxury multi-level townhomes backing to ponds and wetlands, first-floor masters and two-car garages, with the maintenance handled. It is a different product entirely from the Rio Grande pair, and it is the one to look at if you want new but do not want a big development.

Up at the north end, out toward Swainton and the Avalon bridge, new construction turns high-end and back-bay. These are custom and semi-custom homes at price points that overlap the islands, bought by people who want the water and the boat access without paying for a barrier-island lot. It is a small pool and it moves on its own schedule, but it is the most interesting new inventory in the township when it comes up.

One thing to know before you fall for a spec sheet. In a builder community, the number in the ad is a base price on a base lot, and the house you actually want — with the lot premium, the elevation, the options and the finishes you assumed were included — can land a good deal higher. Understanding what a builder includes, what the lot premiums really run, and how the community is being phased is the difference between a fair deal and an expensive lesson. Same goes for what the association covers once the builder hands it off.
