Condos and Townhomes in Mount Laurel

Mount Laurel has the deepest attached market in South Jersey, and it is not a close race. Roughly two dozen distinct communities, built across five decades, from one-bedroom flats to four-bedroom rows with garages. That depth is the reason people move here and it is also the reason a generic search serves this township badly — two listings at the same price can be thirty years and an entire way of living apart. Here is how it actually sorts.

The age-restricted communities are the single biggest thing on this page, and they are attached. Holiday Village and Holiday Village East together account for an enormous share of what trades here — one- and two-bedroom flats, rows and the occasional twin, built from 1983 into the late nineties across Village Lane, Berwin Way, Ferndale Court, Ginger Drive, Peppergrass Drive, Bluegrass Drive, Raleigh Drive and Clifford Drive. Renaissance Club is the other, built 1985 through 1990 on Adelaide Drive, Scotswood Court, Neils Court and Thornwood Drive. All three carry substantial fees, and what they buy is the full package: ground fee, exterior building maintenance, lawn, snow, management, pools, recreation facility, and on some Holiday Village East units even bus service. If you are downsizing anywhere in Burlington County, this is the deepest inventory you will find and it appears on the 55+ homes page as well.

The other thing people miss: Mount Laurel's new construction is attached. Laurel Point on Rosemary Way, Sage Way and Cinnamon Lane is building right now — 2023 through 2025, three- and four-bedroom Colonial and Traditional rows with garages and basements. The Gables at Mount Laurel on Cardinal Way, Monte Farm Road and Sisters Farmstead Road ran 2022 through 2024 in Craftsman plans, and Signature Place on Naples Lane, Verona Lane, Turin Way, Rome Way and Florence Lane finished 2019 through 2021. All three sit at the top of the attached range, all three have garages, and all three carry fees a fraction of what the older communities charge — lawn care and snow removal, essentially nothing else. New buildings have nothing expensive to fund yet. Read that as a starting number rather than a permanent one.

Between those two poles sits the great middle of this market, and it sorts by era. Birchfield is the oldest and largest of the conventional communities — 1974 through 1987 on Bluebell Lane, Sumac Court, Daisy Lane, Azalea Lane, Oleander Drive, Red Cedar Court, Viburnum Lane and Tulip Court, mostly two-bedroom flats and rows without garages. Fees run mid-to-high and coverage varies considerably unit to unit, with pools and road maintenance on some and common area alone on others. The Lakes and Lakes at Larchmont on Kettlebrook Drive, Harwood Court, Albridge Way, Ramsbury Court and Shurlock Court, built 1987 through 1992, is the other large one, and it splits cleanly: flats without garages at one price and three-bedroom rows with garages and basements well above them.

Stonegate on Wharton Road, Oliphant Lane, Kirby Way, Stokes Road, Elkington Drive and Leighton Drive, built 1992 through 2000, is one of the best-sorted communities here — two- and three-bedroom rows, and the fee structure inside it ranges widely, with the lower-fee units on Elkington and Leighton buying pools and a recreation facility while others cover common area and management only. Laurel Creek on Fenwick Lane, Yarmouth Lane, Trescott Place, Sandhurst Drive and Limestone Way, built 1989 through 1993, is the other deep mid-market name — and its Sandhurst Drive section is three-bedroom rows with garages and basements at a distinctly higher price than the flats sharing the community name.

Below them, the flat communities fill in the accessible end and they are numerous: Brittany and Brittany Commons on Aberdeen Drive, Dunbarton Road and Sussex Court; Laurel Place on Sedgefield Drive and Heatherstone Drive; Madison Place on Saxony Drive and Halifax Way; Le Club I and Le Club II on Bradford Court, Everly Court, Derry Hill Court and Ralston Drive; Ramblewood Mews on Cypress Point Court; Commons of Delancey on Willow Turn, Mitten Lane and Delancey Place; Gatewood Park Manor, Park Place on Normandy Drive, Eagle Point and Country Club Villas on Augusta Circle, Chateau on Ashby Court, and Treehouses I and II of Ramblewood. Most are two-bedroom, single-level, no garage, no basement, and they are where first-time buyers land.

And at the upper end of the resale market, Rancocas Pointe on Starboard Way, Spinnaker Drive, Crows Nest Court and Compass Circle, built 2004 through 2009, is three-bedroom rows with garages and basements at a low fee — among the best value on this page. Courts at Brookfield, Courts at Stone Mill on Buckingham Way, Essex Place on Gramercy Way and Coventry Way, Brittany Lakes on Chadbury Road, Innisfree, Larchmont, Larchmont Estates, Springwood Green and Willow Turn round out the picture.

Two practical notes across all of it. Coverage varies unit to unit inside almost every community here — there is no single "Birchfield fee" or "Stonegate fee," and comparing two listings on the monthly alone will mislead you more often than not. And a handful of the newest rows come through with no community name at all, on Monte Farm Road, Compass Circle and Camber Lane, so a search organized by neighborhood misses them entirely.

On schools, Mount Laurel runs its own district PreK through eighth across six neighborhood elementary schools, and students then attend Lenape High School in the Lenape Regional High School District for ninth through twelfth. Seeing either the township district or Lenape Regional named on a listing here is normal — both are correct, they describe different halves of the ladder.

What makes all of this move is the location. Mount Laurel wraps the interchange of Route 38, Route 73, I-295 and the Turnpike, which is why it became a corporate corridor and why the attached market got this deep in the first place. If attached is not quite it, ranch homes gives you single-level living detached and on your own lot, four-plus bedroom homes covers the larger colonials, pool homes and homes on an acre or more cover the Laurel Creek and Rancocas Woods end, and homes under $400K takes in most of this attached market. Just listed matters here — well-priced Mount Laurel homes often sell in under a month.
