Bayfront Homes in North Wildwood

The bay side of North Wildwood is where the town's history actually lives. The north end went by Anglesea long before it was a borough — it was a working fishing village, and the water was the reason for the place rather than the view from it. That name still turns up in listings and in how locals talk, and the MLS still carries it. Buy on this side of town and you are buying into the older, quieter, more practical half of North Wildwood, the half that was here first.

Geographically it is the top of Five Mile Beach, running out to where the island meets Hereford Inlet with the Hereford Inlet Lighthouse looking over the water. A seawall promenade runs along the bay, and the whole end of town is walkable in a way the boardwalk stretch is not. It is also the year-round half of a year-round town — North Wildwood keeps a real population past Labor Day, and on the bay side that is most obvious.

Promenade at 222 W 3rd Avenue is the address to know, and the name misleads people so let us be plain: it is not on the boardwalk and not on the beach. It is a bayfront community in Anglesea and it is the boater's building in this town. **Every owner gets a private assigned boat slip.** There is a private wooden boardwalk along the water, a large pool deck overlooking the bay, and something genuinely rare on a barrier island — real lawns, sprawling green grass. For stepping off your deck onto a boat, and for sunsets, nothing else in North Wildwood is close.

Seaboard Point on Bayview Drive is the other end of the bay-side market and the quiet money in this town. It sits on nineteen secluded acres at the northernmost tip of the island, surrounded by protected wetlands, and functions more like a private resort than a condo building — tennis courts, a billiards room, a clubhouse and a large pool. The views run across Hereford Inlet straight at Stone Harbor. It also keeps strict rental rules, often requiring multi-month or seasonal leases, which deliberately keeps the weekly-vacationer traffic out. If privacy is what you are buying, start there.

For anything with true water frontage rather than a water view, the dock decides the purchase and it varies property to property. Depth at low tide matters enormously depending on what you intend to keep there — a slip that handles a center console will not necessarily handle something with real draft. How far you sit from the inlet affects your run time on every trip out, and at the top of this island you are close to it. Bulkhead condition, plus whether it is yours or an association's to maintain, is a serious expense whenever it comes due. Ask about draft, tide, dock condition and bulkhead responsibility before you ask about the kitchen.

Elevation and flood insurance drive the real monthly number more than the purchase price does, and they vary house by house rather than block by block. Two properties on the same stretch of water can carry very different premiums depending on the elevation certificate, the foundation type and whether the structure has been raised. Ask for that certificate early on anything you are serious about — on a barrier island it is the most consequential piece of paper in the file, and the one buyers most often forget to request.

The trade against the ocean side is smaller here than people assume, and it is worth doing the math honestly. The island is narrow, so you are minutes from the sand from anywhere on the bay — and when you get there the beaches are free, with no badges and no tags, which almost nowhere else on this coast can say. What you are really giving up is a view, not access. What you get back is a slip, a west-facing outlook, and a number that is not the beach-block number.

One more thing worth asking on this side of town, because it varies so much: what does the association permit on rentals? The Wildwoods carry one of the strongest summer rental markets on the coast, and the rules swing wildly — Promenade and Seaboard Point are not run the same way at all, and neither resembles the weekly-turnover buildings on the beach blocks. That single rule can make or break your plan, so ask it early rather than at contract.

If the ocean is what you actually want, North Wildwood's beachfront sits at the top of the boardwalk where the amusement piers have not started yet, and the full North Wildwood condo list covers both sides of town. Anything newly built or recently raised shows up under new construction, and pool homes is a genuinely strong search here rather than a filler tile. Because bayfront pricing turns on things that photograph badly — slip depth, bulkhead condition, elevation, distance to the inlet — the recent North Wildwood closings are the honest record of what these are worth, and the market report shows which way things are moving. Come with a question about a specific slip or a specific bulkhead. Back here, that is the conversation that matters.
