The Tides at Seaboard Point sits on the bay in the Anglesea section of North Wildwood — ninety-six residences spread across four buildings on Seaboard Circle, built in 2006. The unit numbers tell you where you are before you walk in: the first digit is the building, the next the floor. Unit 1203 is Building One, second floor. Once you know that, a listing address stops being a number and starts being a location, which matters more here than in most complexes.

What it really tells you is the exposure, and the exposure is what you are buying. East-facing residences look out over the ocean and get the sunrise. West-facing ones take the bay, the wetlands and the sunsets, with the inlet and the boating traffic in view. A handful of units catch both. Two homes with the same floor plan and the same square footage can sit well apart on price for that reason alone, so ask which way a unit faces before you ask anything else about it.

These are large homes by shore-condo standards — three and four bedrooms running from roughly two thousand to over twenty-two hundred square feet, with full laundry rooms and real dining space rather than the compact layouts common in the older North Wildwood buildings. Some are two-story with a private upper bedroom and deck. This is a complex built for families who intend to spread out, not a place to park a studio.

The amenity set is genuinely resort-grade and it is the reason people pay to be here. A zero-entry pool with a designated children's area and a hot tub, a tennis court that converts for pickleball, a beach volleyball court, shuffleboard, and gas grilling stations with picnic tables. The clubhouse holds a gathering room, a billiards room and a fully equipped fitness center with machines and free weights. Parking is assigned under the buildings with direct elevator access, plus a hundred-odd first-come spaces in the circular drive — on a barrier beach in July, that is worth real money. Each residence gets its own enclosed storage room, there is USPS service in the elevator lobbies, trash disposal on every floor, and year-round maintenance staff on site.

One house rule decides the purchase for some buyers, and it cuts an unusual way: owners are permitted pets, renters are not. If you are buying to live here with a dog, that is a green light. If you are buying to rent and your tenants come with animals, look elsewhere — and the beach-block buildings that lean rental, like Regency Towers, are the better fit for an income strategy anyway. One other item worth raising with your lender early: ask what the flood-zone determination is for the specific building you are considering. It comes up in listings here and it is a five-minute question that occasionally reshapes a purchase.

The location is the payoff. You are on the water at the north end, with the marina across the street and boat slips available, a short walk to the beach and the boardwalk, and the inlet and the ocean both in the frame.
