The bungalow is what Ocean City looked like before it looked like it does now. Single story, modest footprint, front porch, a yard you could actually cross — built through the middle of the last century for families who came down for the summer and did not need four bathrooms to enjoy it. They are still scattered across the island, on the numbered streets and tucked between the tall new builds, and they are the one category here that gets smaller every single year. That is the first thing to understand about shopping them: you are shopping a shrinking supply, and the reason it is shrinking has nothing to do with whether people want them.

The reason is arithmetic. On most Ocean City lots, the land carries the value and the house is nearly incidental to it. A one-story cottage on a full lot can be replaced by a two-unit building with a garage underneath, and that math has been running in the same direction for thirty years. So every bungalow that changes hands is a live question: does the next owner keep it, raise it, renovate it, or take it down? Some buyers are shopping for a home. Some are shopping for the lot underneath it and would tell you so. Knowing which conversation you are in changes what you should pay and what you should ask.

Because they are old and low, elevation is the thing that decides everything else. Many were built at or near grade, well before current flood mapping, and whether a particular one has been raised — and what its elevation certificate actually says — drives the insurance number, the lender's appetite, and what any future renovation will be required to do. Two cottages on the same block can carry wildly different carrying costs for reasons invisible from the sidewalk. Ask for the elevation certificate before you ask about anything else. On a barrier island it is the most consequential piece of paper in the file, and it is the one buyers most often forget to request.

The related question is what the zoning allows on that lot: the dimensions, the setbacks, whether it can be duplexed, and what could be built if you ever wanted to. Even if you have no intention of touching the house, the answer sets a floor under your resale — a bungalow on a full buildable lot and a bungalow on an undersized one are different assets wearing the same siding. Also worth confirming: crawl space or slab, the age of the systems, and whether previous work was permitted. Charm hides a lot, and cottages of this vintage have usually been worked on by several generations of owners with varying opinions about paperwork.

Now the case for buying one anyway, because it is a real one. Single-level living on an island where nearly every new home is three stories of stairs is genuinely scarce, and for downsizers, older buyers, or anyone tired of carrying groceries up a flight, that alone decides it. Bungalows and ranchers rent well for the same reason — families with small kids and grandparents in tow want ground-floor bedrooms and somewhere to hose the sand off. They cost less to heat, less to maintain, and they sit on the same walkable blocks as everything else, because Ocean City was laid out before anyone was sorting neighborhoods by price.

Where you find them varies. The north end holds much of the island's older housing stock, the Gardens runs to eclectic older properties on winding pedestrian streets, and the south end past the Gold Coast is quieter, with more year-round residents and a shorter walk to the sand. If a single-level home is the priority rather than the vintage, widen out to Ocean City condos, where the whole home sits on one floor by definition. If it is the lot you are really after, look at new construction to see what gets built on them, and at recent closings for the honest record of what land trades for here. Come with the address and a question about elevation. That is the conversation that saves people money on this side of the market.
