Living on Asbury Avenue

Asbury Avenue is not a building or a neighborhood — it is the spine of Ocean City, running the full length of the island from the north end down past 55th Street. That means the house number does more work here than any other detail. The 200s and 300s put you up by the north-end bridge; the 1000s and 1200s put you in the downtown shopping district; the 4000s and 5000s put you in the quieter south end near the state park. Same street name, five distinct markets, and a price spread that follows the number rather than the square footage.

What sells here is overwhelmingly the Ocean City duplex — a two-unit building with one home upstairs, one down, its own entrance, and parking underneath. They are deeded as condos, which is why they turn up in a condo search, but they live like houses and most carry no monthly building fee at all. Three and four bedrooms are the norm, two to three baths, and floor plans that generally run between about 1,100 and 1,500 square feet, with the larger new builds reaching well past 2,000. Build years span from the late 1930s through this year, so a block can hold an original bungalow and a brand-new duplex side by side.

That mix is the reason to shop the street rather than a single address. A 1938 original at the south end and a 2026 build in the middle of town are both Asbury Avenue, and they are not remotely the same purchase. If you want the older stock specifically, look at Ocean City beach bungalows; if you want the newest, start at new construction.
