The Flagship stands at 831 Atlantic Avenue in Ocean City, at 9th Street and the boardwalk, and the single fact that defines it is this: you do not cross a street to get to the boards or the beach. Not a short walk, not a block and a half — no crossing at all. On an island where every listing measures itself in blocks from the sand, that is a category of one, and it is why this building holds its value regardless of what the unit itself looks like.

The homes are one-bedroom, one-bath, in the low-500-square-foot range, built in 1975 and renovated unit by unit over the years — so condition varies widely across the building while the floor plan does not. What varies more is the view. Some units look straight out at the ocean and the boardwalk; others face away. Same building, same size, and the listing photos do not always make it obvious which one you are standing in. Ask about exposure before anything else.

Two things make this building work better than its age suggests. First, it is open all year with year-round occupancy permitted and no rental restrictions — so the same unit can be a summer place, a year-round residence, or an investment property, and that decision stays yours. Second, the condo fees are low by island standards, which matters disproportionately on a smaller unit where the fee is a bigger share of the monthly carry. Together those two facts explain why the Flagship attracts such different buyers to the same floor plan.

Shared amenities are practical rather than resort-style: an elevator, a large common sun deck with ocean and boardwalk views, a shaded first-floor deck for when you have had enough sun, secure building access with 24-hour cameras, and a carport with an assigned space so the car sits out of the weather. Owners can add a bike locker, a storage locker or a storage bin in the lot. There is a delivery post office box on the ground level. None of it is glamorous; all of it is the stuff you actually use.

What is out the door is the rest of the argument. The Music Pier for concerts, the amusement park, the waterslides and the mini golf are all within a few minutes on the boards. The Asbury Avenue shopping district is a few blocks back, and the bayfront at 3rd Street has watersports, fishing charters and boat rentals.
