Dolphin Court sits at 1027 Ocean Avenue in Ocean City, a short walk off the boardwalk in the middle of town but tucked back on a quiet setting rather than sitting on the busy side of the block. It went up in 1968 and it is a small, unpretentious building. What makes it worth a serious look has almost nothing to do with the architecture and everything to do with the rules — because Dolphin Court is one of the least restricted associations on the island.

Three things stack up here that rarely appear together. There are no rental restrictions, so you can rent by the week, by the season, or not at all, and nobody needs to approve it. The building is pet friendly for owners, which on this island puts it in a small minority. And it carries no condo buy-in fee, alongside some of the lowest association fees in town — so the cost of getting in is the purchase and nothing bolted on top of it. For a buyer weighing a boardwalk condo against a condo-hotel with a mandatory program and a working capital contribution, that combination is the entire argument.

The homes themselves are compact two-bedroom units, generally in the mid-500-square-foot range with one or one-and-a-half baths, sold furnished and turnkey. Small, and honestly so — this is a place you sleep and change and head back out, not a place you spread out in. What has changed the building materially is the mechanical work owners have done: mini-split heating and cooling systems retrofitted across many units in 2021 and 2022, updated electric, renovated baths with radiant heated floors in at least one, and keyless entry. That work turned a seasonal building into one that genuinely functions year-round, which is why some units here are primary residences rather than summer places.

Practical details that matter more than they sound: off-street parking with assigned spots, an outside shower, a coin-operated laundry room, and a shared storage area with beach chair storage allocated per unit. On a block this close to the boards, having a place to put the car and the chairs is the difference between using the place easily and fighting for it every weekend.
