Living on Haven Avenue
Haven Avenue is the street people find on their second trip to Ocean City. It runs almost the full length of the island on the bay side, one street in from the water, and it does something none of the beach-side avenues can: it stays quiet in August. No boardwalk traffic, no beach-block parking scramble, no strangers walking past your porch with chairs and coolers at nine in the morning. The name fits better than most street names do.
The house number tells you almost everything. Down in the 100s and 200s you are at the north end. The 800s and 1200s put you in the middle of town within a walk of the downtown shops and the 9th Street bridge. The 3400s and 3500s sit near the 34th Street bridge and its shopping strip. Past 5000 you are in the south end, where the island narrows and the pace drops off entirely. Same street name, four distinct markets, and the price follows the number rather than the square footage.
What sells here is the Ocean City duplex — two homes in one building, one up and one down, garage or parking underneath, deeded as a condo and lived in as a house. Four bedrooms is the standard on this street rather than the exception, with five-bedroom homes common and floor plans generally running 1,600 to 1,800 square feet. The great majority carry no monthly association fee at all. For a family that wants room for everyone and has looked at what a beach-block address costs for the same square footage, Haven is usually where the math starts working.
Being one street off the bay is the whole proposition. You get the sunsets and the back-bay light without paying bulkhead money or taking on bulkhead maintenance, and the bay itself — the boat ramps, the watersports, the marinas along Bay Avenue — is a block away rather than out your back door. For anyone who wants water access without water frontage, that trade is the single most sensible one available on this island.
The street has also been rebuilding steadily. Homes from the 1970s stand beside new construction finished this year, and there is genuinely new inventory here rather than only resales — multi-unit new builds come to market on Haven in ways they no longer do on the beach blocks, where there is nothing left to tear down. If you want current systems and a garage without competing for the same six oceanfront listings, this is a street to watch.
The parallel avenues each read differently. West Avenue is the last through street before the bay. Asbury Avenue carries the downtown shopping district. Central and Wesley Avenue sit progressively closer to the sand and price accordingly. If it is the water itself you are after, start at bayfront, and for the newest inventory anywhere on the island, new construction.
