Living in the Homestead

First, the name. This building at 807 East 8th Street in Ocean City is now called The Hanscom — it was the Homestead Beach Hotel for most of its life, and the MLS still lists it under Homestead. You will see it written both ways, sometimes in the same listing, so if you are searching for one and finding nothing, try the other. Same building, same address, same 1928 bones.

And it genuinely is a historic building. It went up in 1928 as a beach hotel and it still reads like one — a proper lobby where guests once checked in, an elevator, a lounge, corridors of small rooms rather than a modern floor plate. The homes are studios and true one-bedrooms, compact by any standard, sold furnished and turnkey. This is not a place to spread out. It is a place to sleep, shower, change, and be back on the boardwalk in ninety seconds.

Because the location is the entire product. You are on the beach block at 8th Street, steps from the boards and the Music Pier, with the waterpark on the next block, bike rentals across the street, an ice cream shop next door, and the downtown shopping district three or four blocks back. Nothing on this island puts you closer to the action for less, which is why these units rent as well as they do — short-term rental history here is strong and the same guests come back every summer.

Now the fact that decides whether you can buy here at all: the association does not permit financing. These are cash purchases, full stop, and the sales record bears that out almost without exception. Combine that with the entry-level price and you have the most particular corner of the Ocean City market — the least expensive way to own on this island, open only to buyers who can close without a lender. Budget also for the one-time contributions due at settlement: a working capital contribution, a documentation processing fee, an escrow contribution, and the first month's maintenance fee.

What the monthly fee covers softens the picture considerably. Cable, WiFi, hot and cold water, sewer and trash, building insurance and maintenance — and the building's heat and air conditioning, which is rare and takes the most unpredictable line out of your carrying cost. The building runs an elevator, a renovated foyer, a community lounge, on-site laundry, assigned storage with additional closets outside the units, vending and ice machines, and key fob security. Parking is the one thing not included: a lot next door sells seasonal spaces, and that is worth arranging before July rather than during it.
