Marina Mews sits at 1128 Bay Avenue on the bay side of Ocean City, a short walk from the Asbury Avenue shops and restaurants. It went up in 1982 as a small, boutique community rather than a tower — a handful of units in a low-rise arrangement, which is why it rarely has more than a listing or two working at any given time. Buyers who find it are usually looking for it specifically. The rest of the bay side is a different animal, mostly larger buildings with far more turnover.

The product splits two ways here, and the difference matters more than the square footage does. Some units are multi-level townhouses — three bedrooms and change, two full baths plus a powder room, living space stacked over two floors with decks off the front and the rear. Others are single-floor flats, including top-floor units with a walkout balcony running the full width of the front and floor-to-ceiling glass behind it. Two listings with the same bedroom count can be entirely different homes, so ask which one you are looking at before you drive down.

Both types sit above garage parking, which on an island where a driveway is a luxury is most of the point — two- and three-car garages underneath, several with walkout patios off the back and room left over for a bonus space. Interiors vary widely, because owners have renovated unit by unit over the years rather than the building doing it all at once. Some have been taken to the studs and some have not, and the spread shows up in the numbers.

What actually separates Marina Mews from the rest of the Ocean City bayfront is the dock. There is an onsite dock area with slips — not a marina you rent from down the street, but water access that comes with the property. Add the community pool and the bayfront common area and it covers the two things most condo buyers on this island give up. If you are shopping the bay generally, Sunset Harbour, Bluewater and Ocean Reef are the larger buildings worth seeing alongside it, and the full Ocean City condo market runs from the boardwalk to the bay.
