Bayside condos with a private marina in Ocean City, live from the MLS.
Bluewater sits on the bay side of Ocean City near the 34th Street Bridge, and its streets tell you what kind of place it is before you get out of the car — Whelk, Conch, Limpet, Periwinkle. It is a real community rather than a building: multiple low-rise structures spread across the bayfront with a private marina, a scenic boardwalk running along the water, a community pool and a tennis and pickleball court. Homes here run two and three bedrooms across two and three levels, with primary suites upstairs and the bay out the front deck, so they live much closer to a townhome than to a stacked flat.
The one rule to know before you fall in love with a unit: rentals carry a 30-day minimum. There is no weekly market here and no nightly one. That single line sorts Bluewater out of the investor conversation entirely and puts it squarely in the second-home and primary-residence category, which is exactly why it stays quiet and well kept. If rental income is what you are shopping for, the buildings that support it are Watson's Regency, The Flanders, Biscayne Suites and Beach Club Suites, and you should look there instead.
The second rule is the pet policy, and it is stricter than most of the island: one domestic house cat, registered with the association, or a qualifying service or support animal under a weight limit. No dogs. It is the kind of thing buyers discover late and it changes purchases, so it belongs up front. If you are bringing a dog to the bay side, Bay Club is the pet-friendly alternative.
What you get for accepting those terms is a genuinely comfortable setup. Owners have priority access to slips in the Bluewater marina, which puts boating, fishing and open water at the end of your own walkway rather than across town. Each home carries two designated parking spaces plus street parking and its own storage unit — on an island where parking is the everyday argument, two spaces is worth real money in July. The association handles routine seasonal maintenance across the community, and the buildings have been steadily renovated unit by unit, so interiors range from original to fully rebuilt. That variation is the thing to shop here.
The location splits the difference better than most bayside addresses. You are on quiet water with sunsets over the bay, and you are a minute from the bridge when you want to be off the island — groceries, the mainland, the drive home. The beach and boardwalk are a short ride rather than a walk, which is the trade. Compare against Ocean City bayfront homes for houses with their own docks, or work through every building on the Ocean City condos page.
