Living in Ocean Court

Ocean Court sits at 300 Ocean Avenue in the north end of Ocean City, a 1927 building on a sprawling landscaped block with a courtyard at its centre. It is the oldest residential building of its kind still operating on the island, and it is the only true co-operative in Ocean City. Everything unusual about buying here comes from that one fact, so it is worth understanding before you fall in love with a unit.

In a co-op you are not buying a deeded piece of real estate. You are buying shares in the corporation that owns the building, and those shares carry the right to occupy your unit. The practical consequences are specific and they are not negotiable. There is no financing available here — purchases are cash at closing, full stop. There is a buy-in paid to the co-op at settlement, calculated as a percentage of the purchase price. And you become a shareholder in the building rather than an owner of a condominium, which means the rules that follow are the shareholders' rules, not a management company's.

Those rules are strict and they are the reason the building is the way it is. No rentals of any kind — not weekly, not seasonal, not annual. No pets. That is a hard filter, and it removes this building entirely from the investor conversation. What it buys the people who live here is a quiet, stable, owner-occupied building where nobody is turning over on Saturday mornings all summer. Almost nothing else in Ocean City works that way, and for a certain buyer that is the whole appeal rather than a limitation.

The monthly fee is correspondingly broad. It covers utilities — electric, gas, water — along with insurance, trash removal, grounds maintenance, reserved off-street parking, and, because this is a co-op, the property taxes as well. Owners generally carry only cable and personal insurance on top of it. That structure makes the monthly number look large next to a condo fee until you work out what a condo owner is paying separately, at which point the comparison changes considerably.

The units themselves are one- and two-bedroom, most with a single bath, with the larger two-bedroom plans running around 1,100 to 1,200 square feet — generous by the standards of what else trades in this price territory on the island. Many have private balconies; some look over the courtyard. There is original hardwood under the carpet in a good number of them, which more than one owner has uncovered. Building amenities are an elevator, laundry in both the basement and on the roof, a pool with a cabana, storage for beach gear and seasonal furniture, bike racks in the common areas, and reserved parking. First-floor units with direct access are their own small category and trade differently.

One thing the sellers here mention consistently and it is worth repeating: the building sits high, and it stays dry when storms come through. On a barrier island that is not a small claim, and it stands in real contrast to the low-lying bayside pockets like Merion Park at the other end of town. Position on this island is not just about distance to the sand.

Location is the rest of the argument. Ocean Court is a short walk to the beach and the boardwalk and an equally short walk to the Asbury Avenue downtown, sitting in the oldest and most established part of the North End. If the cash requirement or the no-rental rule rules it out for you, the nearby buildings that work conventionally are 500 Bay, Brighton Place and Pennlyn Place, and the full Ocean City condo market covers the rest of the island.
