Living in Oceanaire
Oceanaire runs along West Avenue in the Southend of Ocean City, in the 4300 and 4400 blocks near 43rd Street. It dates to 1972, and for most of its life it was exactly what it looked like — a well-located, sensibly priced Southend condo a few blocks from the beach. Then the community did something almost nothing else on this island has done, and it changed what owning here means.
The buildings were raised. Oceanaire completed a FEMA-funded elevation project in 2022 that lifted the structures to roughly thirteen feet above sea level. That is not a repair or a drainage improvement — the buildings were physically elevated. On a barrier island where every conversation eventually arrives at flood exposure, a community that went out, secured federal funding and solved the problem outright is in a different category from one still waiting its turn. Ask anyone who watched this happen; it is the single most consequential thing about this address.
The elevation also produced a benefit nobody planned as the headline: the ground level underneath became storage, and there is a great deal of it. Private ground-level storage areas large enough for surfboards, kayaks, paddleboards, bikes, beach chairs and the whole apparatus of a shore summer. Anyone who has crammed a paddleboard into an Ocean City condo hallway knows what that is worth. Parking sits underneath as well, with reserved spaces.
The homes themselves are consistent: mostly two-bedroom, one-bath units around 725 square feet, with larger two- and three-bedroom plans near 1,066. Open-concept kitchens, laminate or wood flooring, enclosed outdoor decks and patio seating areas are the recurring features, and many sell furnished and move-in ready. What they look at is the west side — protected bay views, the wetlands and the nature preserve, which means sunsets over the marsh and nothing that can be built in front of them. The ocean is a couple of short blocks the other way.
Two rules make this community unusually flexible. There are no rental restrictions here at all — weekly, seasonal or annual, it is the owner's call, which puts Oceanaire in a small group on this island and makes it work equally well as a primary residence, a summer place or an income property. And it is pet-friendly, with the 45th Street dog park nearby. Most Ocean City buildings force a choice between those uses. This one does not.
The association is worth a word too. It has complied with New Jersey's updated reserve funding requirements, maintains a professional reserve study, and the monthly fee has historically stayed on the low side for what it covers — water, sewer, insurance and management. Combined with the elevation work already being finished and paid for, the carrying picture here is more settled than at a lot of older Ocean City communities.
For the rest of this end of the island, Ocean Village South is the other large Southend community, Bluewater sits on the bay at the edge of Merion Park, and the full Ocean City condo market runs all the way up to the boardwalk.
