Seascape Condos for Sale
Southend condos two blocks from the beach in Ocean City, live from the MLS.
Living in Seascape
Seascape sits at 301 41st Street on the Southend of Ocean City, two blocks from the beach in the quiet, serene end of the island. It went up in 1975 and it holds a wider range of homes than almost any single building in town — compact one-bedrooms of around 528 square feet at one end and two-bedroom units close to 1,900 at the other, with plenty in between. The entry point into Seascape and the top of it are genuinely different properties, so be specific about what you are shopping.
What every owner here talks about is the sunset. The private covered balconies face west, and on this stretch of the island that view is the whole evening — a short walk home from the beach, an outside shower, and then sitting on your own deck watching the sun go down. It is a rare combination. Most of Ocean City makes you choose between morning on the ocean side and evening on the bay side. Seascape puts the beach two blocks away and the sunset on your balcony.
The other thing that comes up repeatedly, and that nobody thinks about until August, is cross ventilation. These units are laid out so the sea breeze actually moves through them. In a building from 1975 on a barrier island, that is a design decision paying dividends fifty years later, and it is the difference between a condo that feels like a beach house and one that feels like a box with an air conditioner.
Interiors have been extensively renovated by owners over the last few years. Recent sales show open-concept redesigns, custom kitchens with granite or quartz counters, stainless appliances, soft-close drawers and under-cabinet lighting, wide plank flooring throughout, marble bathrooms, custom trim work and washer and dryer in the unit. Some of the larger plans include a bunk room, which is exactly what a shore place with kids needs and what most condos of this vintage do not have. Several trade fully furnished.
The building has been reinvesting rather than deferring — deck railings replaced in vinyl, exterior balconies and railings updated, concrete work scheduled and funded. Common features are a secure keyless entry, an elevator, a laundry room, a large enclosed outside shower, a bike rack and on-site parking. It is a well-run building rather than a flashy one, and on a fifty-year-old structure that is the thing that actually matters.
Ownership here runs across every use — year-round residents, summer owners and rentals, with the quiet Southend location and the playground, restaurants and shopping a short walk away. If you are shopping this end of the island, Ocean Village South is the large garden-style community nearby, Oceanaire is the elevated West Avenue community with big ground-level storage, and the full Ocean City condo market runs from here up to the boardwalk.
