Palermo sits in the middle of Upper Township, along the Route 9 corridor between Marmora to the north and Seaville to the south. That position is its whole appeal. You are a few minutes from the Ocean City bridge and a few minutes from the road to Sea Isle, with the shopping and services of the corridor right there — but you are off the stretch everybody drives to get to the beach, which makes for a considerably quieter place to actually live.

Palermo gives you that, and it does it at mainland prices rather than island ones. For a year-round household, it is one of the more sensible addresses in this part of the county.

This is primarily a residential stretch rather than a commercial one, and it is a smaller market than Marmora. Two named communities anchor it, and they are nothing alike. Shore Acres is a 55+ manufactured home community off Route 9 — single-level two-bedroom homes with carports, sheds and decks, on leased land with a monthly lot rent that has run in the low five hundreds and covers water, sewer, trash and snow removal. Park approval is required to buy in, which is worth knowing before you get attached. It is far and away the most-searched address in Palermo. Oak Forest Estates is the opposite — a conventional single-family neighborhood, not a manufactured community, despite a name that gets it confused with a place in Egg Harbor Township. Beyond those two, what trades here is individual houses on their own lots along the corridor.

The housing follows the pattern of the whole township — a good share of single-story ranches on decent lots, one floor and a real yard, which is the combination that keeps drawing retirees and anyone thinking about the next twenty years. If low maintenance matters more than the house itself, Upper's manufactured home communities and its 55+ communities are a few minutes away in either direction.

Inventory here is thin in any given month — this is a small area, and people who settle in Palermo tend to stay. So treat it as one stop rather than the whole search. Marmora and Seaville sit on the same corridor at the same price band, and the right house frequently turns up in whichever of the three has something that week. Watching all three is the difference between finding a house this season and waiting a year for one specific street.

The usual coastal homework applies and is worth doing on a specific address rather than the area generally. Flood zone, elevation and what insurance actually costs vary across this township, and out this way you may also be on well and septic — no water bill, but a system to inspect and maintain. Neither is a problem; both are numbers that belong in the math before an offer rather than at the appraisal.
