Homes Under $400,000 in Upper Township

Ocean City is across one bridge. Sea Isle is a few minutes down the road. And in Upper Township you can still buy a house under four hundred thousand dollars. Put those three facts next to each other and you have the entire argument for this township — there is no other address in this part of Cape May County where they are all true at once.

Most of what falls in this band comes from three places. The manufactured home communities — Bayberry Cove and Oak Ridge Resort in Marmora, Ocean Sands in the township proper — reach well below this number and are the most attainable housing anywhere near this shore. Older single-story ranches along the Route 9 corridor through Marmora, Palermo and Seaville make up much of the rest. And out west toward Petersburg, Tuckahoe and Steelmantown, the same money buys more house and considerably more land, in exchange for a longer drive to everything.

Take the manufactured tier seriously rather than dismissing it. Where you own the land underneath the home rather than leasing it, you are buying real property in the ordinary sense — conventional financing, the ordinary protections, no ground rent that can rise. For a buyer whose budget does not reach a stick-built house this close to Ocean City, that is a genuine path to ownership rather than a consolation prize, and a good share of it is age-restricted, which overlaps with the township's 55+ communities.

Be clear-eyed about what the number buys in a conventional house. Most of the stock in this band was built decades ago and has had very different lives since. Some have been carefully updated. Some are close to original. Listing photographs treat both the same way, and the difference lives in the roof age, the heating system, the electrical, the windows. Two houses at the same asking price can be twenty or thirty thousand dollars apart once you account for it.

Then there is the part buyers routinely leave out of the budget, and it splits by which end of the township you are shopping. Toward the bay, flood zone and elevation drive the insurance premium, and on a house at this price that premium is a meaningful share of the monthly payment rather than a footnote. Out west you are more likely on well and septic, which means no water bill but a system to maintain and inspect. Neither is a problem — both are numbers, and they belong in the math before you make an offer rather than after.

Move quickly when the right one appears, because this is the most competitive band in the township. Demand at this price far outruns supply and always has, and a well-priced house in decent condition goes under contract in days rather than weeks. That means knowing your number and having your financing sorted in advance. The recent Upper Township closings show what has actually been trading so you can recognize a fair price without needing a week you will not get, and just listed shows what came on this week.

If the search comes back thin on a given week, the honest move is to widen it rather than wait. The manufactured communities sit below this band, the acreage and new construction pages sit above it, and the township market report shows where the whole thing has been heading. In a market this tight, being set up to hear about a house the day it lists beats checking back every few days.
