Condos and Townhomes in Pemberton

The attached market in Pemberton is not what that phrase usually means. There is no cluster of eighties townhome courts here, no association with a clubhouse, no monthly fee schedule to compare. There is essentially one community, it was built in a single year, and it is the most affordable way into a home anywhere in this part of Burlington County. If that is what you are looking for, this page is short and specific — which is better than long and vague.

Sunbury Village is the whole story. Three streets — Kinsley Road, Norcross Lane and Lemmon Avenue — of twin homes built in 1952, almost every one of them a single-level Ranch or Rambler with two or three bedrooms. One shared wall, your own entrance, your own yard. Nearly all of them are still exactly what they were built as, which means what you see on the floor plan is what you get.

Two things are true of essentially every home here, and both are worth knowing before you tour. There are no garages and no basements. Not "most lack them" — the listings run clean on both counts. Storage is a real consideration in a single-story twin with neither, and it is the thing buyers most often fail to plan for. And there is no homeowners association at all. No fee, no board, no approval process, no rules about what color the door can be. For a first purchase, that is the difference between a payment you can carry and one you cannot. It also means every roof, every siding panel and every inch of lawn is yours, which is the trade and it is not a small one.

There is one more thing in this data that a buyer should see plainly. A significant share of Sunbury Village trades between investors rather than to residents — six of these homes changed hands on a single day at an identical price, which is a portfolio moving, not six families buying. Another sold as both halves of one twin together, four bedrooms and two baths under one deed. None of that is bad news; it means the rental math works here, and it means a buyer who wants to live in one is sometimes competing with someone who wants to hold six. It also means paying attention to which half of a twin you are actually buying, and who owns the other one.

Pemberton itself is one of the largest municipalities in the county, better than sixty square miles with most of it Pine Barrens. That scale is why the value holds up: there is simply more room here than in the inner-ring suburbs, and the pricing reflects it. Rowan College at Burlington County anchors its campus here, the old rail line is now a trail along the Rancocas, and Brendan T. Byrne State Forest puts thousands of protected acres at the back door. Routes 70, 206 and 530 handle the commute in either direction, toward Philadelphia or toward the shore. The populated heart of the township is Browns Mills, with its lake communities and the Deborah Heart and Lung Center, and the two run as one continuous market.

If a twin is not quite it, Pemberton's ranch homes give you the same single-level living detached and on your own lot, and there is a deep bench of manufactured homes in the established lake communities at a similar entry point. Homes under $400K covers most of what trades here across every product type, and homes on an acre or more is where the wooded side of the township lives.
