About Pemberton
Pemberton is one of the largest municipalities in Burlington County — better than sixty square miles, most of it Pine Barrens, wrapped around the historic village that gave the town its name. That scale is the story: where the county's inner-ring suburbs are built out to the curb, Pemberton still has room. Buyers come here for homes set on an acre or more of wooded land, and for some of the most attainably priced homes anywhere in the county — space and value in the same ZIP, a combination that's getting harder to find in South Jersey.
The township's housing is as varied as its geography. The single-story ranch is the everyday workhorse here, there's a deep bench of manufactured and mobile homes in the established lake communities, and buyers who need more room will find four-bedroom homes, the occasional home with a pool, and pockets of new construction alongside the townhomes and twins of Sunbury Village.
Pemberton's roots run deep. Chartered in 1846 and named for the Quaker landowner James Pemberton, the township grew up around its train station and the historic villages of Pemberton, Birmingham, and Whitesbog — the last still famous as the birthplace of the cultivated blueberry. Today the old rail line is a recreation trail running along the Rancocas Creek, Rowan College at Burlington County anchors its Pemberton campus, and the vast Brendan T. Byrne State Forest puts thousands of acres of protected Pinelands at the back door. Routes 70, 206, and 530 carry commuters toward Philadelphia and the Shore alike. The populated heart of the township is Browns Mills, with its lake communities and the Deborah Heart and Lung Center — the two share one continuous market — and buyers weighing Pemberton often look toward Medford for a higher-priced alternative nearby.
With more inventory and more land than almost anywhere else in the county, Pemberton rewards buyers who move on value. Whether you're tracking just-listed homes, a wooded acre lot, or a lakeside rancher, the searches above pull live from the MLS. Joe Wiessner Realty has worked this market since 2002, and we know Pemberton Township and Browns Mills village by village.
