Small multi-family is a real, if quiet, part of the Somers Point market. Older two- and three-unit buildings are scattered through the established streets near the bay and along the older corridors, most of them converted or purpose-built decades ago rather than anything recent. They do not come up often and there is no concentration of them in one neighborhood, so this is a search worth watching rather than browsing once.
What makes the town interesting for this kind of property is that it does not empty out. Somers Point has a genuine year-round population, Shore Medical Center is a full regional hospital and the city's largest employer, and Mainland Regional serves the school-age families. At the same time it is one bridge from Ocean City and a short drive from Atlantic City, which brings a seasonal and second-home dimension the year-round mainland towns further inland do not have. Owner-occupying one unit is a common approach here for the same reason.
Do the diligence that multi-family always requires, and a few things specific to a bayfront city. Confirm the legal unit count and that the use is permitted — an older building that has been operating as three units is not necessarily approved as three. Ask about Somers Point's rental registration and inspection requirements, whether utilities are separated or the owner is carrying them, and what the certificate of occupancy process looks like at resale. On anything near the water, the flood zone, the elevation and a real insurance quote at that specific address belong in the numbers from the start, not after the inspection.
Because these turn over slowly, the list above may be short or empty on any given week — that is the size of this segment, not a gap in the search. Worth checking back, and worth having someone watching for the next one. If a single-family with room to grow is the more realistic path, the market under $400K is where most of the town trades, and the recent Somers Point closings are the honest read on what has actually been changing hands.
