Waterfront Living in Somers Point
Somers Point is a bayfront city in the literal sense — it sits on Great Egg Harbor Bay at the foot of the Route 52 bridge, the last piece of mainland before Ocean City. The water is not a feature of the town, it is the reason the town is there. That gives it something almost nothing else on the Atlantic County mainland has: genuine variety in what “waterfront” can mean. Open bay frontage with a long view, protected lagoons with a dock behind the house and quick access to Ship Channel and the Great Egg Inlet, marina-side property, and condo units with water out the window are all in play here.
The value case is the one that has driven this market for decades. Stand on the Somers Point side and look across — that is Ocean City, where you pay an island price and carry island taxes and insurance for a view back at where you are standing. Over here you get the same water, dockage, the Bay Avenue restaurants and music venues that have pulled crowds for generations, and Kennedy Park's high banks with one of the best bay views on the mainland. Shore Medical Center and Parkway Exit 30 are minutes away, and the Ocean City beaches are a bridge. It is the most attainable way to own on the water anywhere near this stretch of shore.
Do the homework that water always demands, because here it genuinely varies address to address. Flood zone, elevation certificate and a real insurance quote at that specific property will move the economics far more than anything cosmetic, and on a lagoon home the bulkhead and the dock are their own line item — ask what condition they are in and who is responsible for them. If the property is a condo, the association's approach to bulkheads, docks and slips matters as much as the fee itself. These are much better questions now than at the inspection.
Because so much of this town's water frontage is attached rather than detached, the Somers Point condo market is worth running alongside this search — a great many of the units in those communities sit closer to the bay than most houses do. If you would rather have something newly built on the water, the new construction here is where to look.
