That pool is the one real amenity, and it is a meaningful one — it is the difference between a fee that buys you grounds keeping and a fee that buys you somewhere to be in July. Washer and dryer hookups are in the units, laundry is in-unit rather than a shared basement room, and additional storage units sit in the building basements.

One structural detail to know: heating here is electric baseboard and cooling is a wall unit rather than central air. That is standard for the building type and the decade, and it shows up on the monthly bill rather than in the purchase price — a real difference from the gas-heated houses on the borough's detached streets. Parking is assigned in the lots.

Sterling Arms is the most affordable way to own anything in Stratford, and that puts it in front of two very different buyers: someone buying a first home, and someone leaving a house behind and wanting the lawn handled. Both keep this community active, and well-priced units here do not sit.

Students attend the Stratford Borough schools — Parkview Elementary and Samuel S. Yellin School — and continue to regional Sterling High School. Warwick Road runs into the White Horse Pike within a minute, putting the shops, the diner and the PATCO Speedline station close by, with Rowan University's School of Osteopathic Medicine and Jefferson Stratford Hospital inside the borough.
