Living in Laurel Mill Farms

Laurel Mill Farms is the largest neighborhood in Stratford and it fills most of the borough's western half. The streets curve rather than grid — Winding Way, Longwood Drive, Hillside Road, Timber Creek Road, Green Tree Road, Meadowlark, Evergreen, Buttonwood, Sleepy Hollow, Overhill, Summit and Holly — and the western edge runs right down to the North Branch of Big Timber Creek, with woods and open water where the pavement stops. The lots on that side back into the treeline with nothing behind them.

Before you search it, know this: the neighborhood is listed under two different names in the MLS. Some records read Laurel Mill Farms, others read Laurel Mills. Same streets, same houses, sometimes the same block — 19 Hillside Road and 16 Hillside Road sit a few doors apart and carry different subdivision names. Search either one alone and you see roughly half the neighborhood. The searches on this page pull both.

The whole thing went up between 1958 and 1963, and it is one of the most consistent builds in Camden County. The split level is the defining house here by a wide margin — three and four bedrooms, one to two baths, living space stepped across half-floors with the family room down and the bedrooms up. Bi-levels fill in around them, along with two-story Colonials and a handful of side-by-side splits. Around 1,360 to 1,700 square feet above grade depending on the plan and whether a lower level was finished out.

Brick and frame construction, basements on most, central air on the majority, and garages on some but not all — that last one is worth checking listing by listing, because two otherwise identical splits on the same street can differ on it. Public water and public sewer throughout.

The four-bedroom stock is the real draw. Most of what trades affordably in this part of the county is three bedrooms or attached, and Laurel Mill Farms holds a genuine supply of detached four-bedroom houses on real lots — the reason families moving out of smaller places nearby keep landing here. Condition is the widest variable and it defines the price range. Sixty-five years on, some of these have been carried forward carefully with new roofs, replacement HVAC, rebuilt kitchens and finished lower levels, while others are close to original. The bones of an early-sixties split are straightforward, the lots are mature, and what you cannot add later is the setting — which is where the value sits for a buyer willing to do some work.

Students here attend the Stratford Borough schools through eighth grade, including Samuel S. Yellin School, and continue to regional Sterling High School. Stratford also carries an outsized profile for a borough of a square and a half: Rowan University's School of Osteopathic Medicine and the adjacent Jefferson Stratford Hospital form a working medical campus inside the town. The White Horse Pike runs the length of the borough and feeds Route 42, I-295 and the PATCO Speedline at Lindenwold.
