Condos and Townhomes in Swedesboro

Roughly a third of everything that trades in Swedesboro is attached, which is a far higher share than any comparable borough in western Gloucester County. In a town of barely more than a square mile turning over about forty homes a year, that makes this the most active segment in the market — and the reason attached product here deserves its own search rather than being buried in a general feed.

The important thing to understand is that Swedesboro has two completely different kinds of attached home, and they have almost nothing in common beyond sharing a wall. The first is the planned community. The second is the old borough itself.

Spring Ridge is the planned one, and it is the single most active community in the borough — interior and end-of-row townhouses along Shoemaker Drive, South Avenue, Hurff Court and Horner Lane. Newer interiors, consistent layouts, no yard to keep up with. For a first-time buyer, a downsizer, or anyone who wants a modern inside without a Saturday of maintenance, this is where to start, and it is where most of the attached inventory in town actually sits at any given moment.

The other kind is scattered through the historic street grid: twins and semi-detached homes on Railroad Avenue, Weatherby Avenue, Anderson Avenue, Leahy Avenue and Broad Street. These are old borough houses, most of them full two-story with basements and porches on narrow lots, laid out on a walking scale two centuries before anyone platted a development. They are the entry point to the borough on price, and they offer something Spring Ridge structurally cannot — a basement, real ceiling height, and an address inside the walkable center rather than at its edge. They also come with what old houses come with. Which of the two suits you is a genuine question, not a budget question, and it is worth answering before you start touring.

Now the thing that costs people money out here, and it applies to every listing on this page. The 08085 ZIP covers four separate municipalities — Swedesboro Borough, Woolwich Township, South Harrison Township and Logan Township. All four mail as Swedesboro. Only one of them is Swedesboro. Search the postal name on a portal and you get four towns' worth of inventory carrying four different tax rates. The borough is the compact historic center; Woolwich is the sprawling township that grew up around it over the past twenty-five years. They feel nothing alike and the address line will not tell you which one you are standing in. This page is scoped to the borough.

Schools bind the borough and Woolwich together twice over, which surprises people. Swedesboro does not run its own elementary district — Swedesboro-Woolwich Public Schools is a joint district covering both municipalities, with Gov. Charles C. Stratton School serving borough students. From seventh grade forward students move to Kingsway Regional Middle School and then Kingsway Regional High School. Note the handoff at seventh, not ninth — families coming from towns that keep students local through eighth are regularly caught out by it. Kingsway serves five municipalities, which is why a Swedesboro address and a Woolwich address land in the same graduating class despite being two different towns with two different tax bills.

Attached inventory here is thin at any one moment simply because the borough is small — a handful of homes, not a catalog. The practical approach is a standing alert rather than checking on weekends, because when something good comes up in Spring Ridge it does not sit long. Kings Highway runs through the center, Route 322 and the Commodore Barry Bridge put Philadelphia and Delaware County inside a short commute, and I-295 and the Turnpike are both close. What the borough offers that the townships around it cannot is a real town — old streets, a church older than the county, and attached homes at a price point that has largely disappeared out here.
