South Harrison Township is farm country that quietly became one of Gloucester County's most expensive places to buy a house. It is a large, rural municipality with no downtown to speak of, no shopping district, and almost no attached housing — what it has instead is land, and big custom homes sitting on it. Most of what trades here runs from the high six hundreds well past a million, on lots measured in acres rather than feet.

The first thing to understand is the address. South Harrison has no post office of its own, so its homes carry one of three other names: most say Mullica Hill 08062, some say Swedesboro 08085, and a few say Harrisonville 08039. None of them is the township. This causes real confusion, because Mullica Hill is also the name for neighboring Harrison Township — a different municipality with a different tax rate and, as below, a different high school. If you are shopping by mailing address here, you are not shopping by town.

Fox Haven Farms sits at the top of the market, with homes running from the low eight hundreds to past $1.4 million on Deer Run Court and Fox Haven Lane. Leasford Close, Hollybrook Estates, Cambridge, Hickory Ridge and Country Bridge Estates fill in beneath it, mostly between the high six hundreds and the low nine hundreds, and Ashford Estates — on the Swedesboro side — runs to nearly forty-nine hundred square feet. Almost everything here is detached with a garage and a basement, and an acre or more is the norm rather than the exception. There is one genuine outlier: Harrisonville Mobile Home Park on Maple Avenue, where homes trade under a hundred thousand. It is the only entry point in the township and it is worth knowing about, because nothing else here comes close to that number.

Schools are where the address question stops being academic. South Harrison runs its own elementary school, South Harrison E.S., and its students then go on to Kingsway Regional High School. Harrison Township, right next door and sharing the same Mullica Hill mailing address, feeds Clearview Regional instead. Two houses can have identical address lines and send children to different high schools. That is the single most important thing to verify before you make an offer in this township, and it is the question most buyers never think to ask.

Route 322 and Route 45 run nearby, Route 55 and 295 are both a short drive, and the Commodore Barry and Delaware Memorial bridges put Philadelphia and Delaware within reach — which is a large part of why executives keep buying land out here.
