Attached housing in Westville is a small segment — a handful of homes a year, not a catalog. But it is worth understanding rather than skipping, because these are not the townhomes you find elsewhere in Gloucester County, and one thing about them is genuinely unusual.

Nearly every attached home in Westville has a full basement. Not some of them. Effectively all of them. That is the reverse of the situation across most of this county, where the newer planned townhome communities were built on slabs and a basement is the rare exception you hunt for. Westville's attached stock is old river-town construction — turn-of-the-century and 1920s twins and row homes with full cellars, deep narrow lots and real ceiling height. If you have been shopping townhomes elsewhere and given up on finding storage, a workshop, or a lower level you could actually finish, this is the market that has it, and it has it at the lowest price point in this part of the county.

The trade is parking. Garages are rare here, and basements are not — almost the exact inverse of a modern townhome community. Most of these homes park on the street or off a rear alley. Whether that matters is a personal question, but it is the honest counterweight and worth settling before you tour.

Broadway is the spine of the row-home market. The 600 and 800 blocks carry interior rows and twins that read more like Philadelphia than South Jersey — three bedrooms, consistent footprints, brick fronts on a tight grid. Some of them are grouped under the name Westville Oaks, though most are listed with no subdivision at all, which is normal for a town laid out two centuries before anyone platted a development. If you want the walkable, dense, city-adjacent version of Westville, Broadway is it.

The twins are scattered through the rest of the street grid rather than gathered anywhere — High Street, Avon Avenue, Snyder Avenue, Center Street. Mostly three bedrooms, and the range in size between them is wider than the prices suggest, so two homes asking similar money can be meaningfully different houses. In a market this small that is worth checking listing by listing rather than assuming.

The one attached home to know on the water is at Waters Edge, along Edgewater Avenue by the creek. Waters Edge is the closest thing Westville has to a premium address, and attached product there is genuinely uncommon — the water side of this borough is otherwise detached. A creek-adjacent twin at Westville pricing is a real thing and it does not come up often.

Because inventory here is measured in single digits, the practical approach is a standing alert rather than a weekend search — when something on Broadway or by the creek comes up, it does not sit. Schools run through Parkview Elementary for the early grades and then Gateway Regional from seventh grade forward, in Woodbury Heights. Note that break: seventh, not ninth. Gateway is a four-borough district shared with Woodbury Heights, National Park and Wenonah, so a Westville address puts your kids in a graduating class drawn from four small towns. Route 295 runs the eastern edge and the bridges put Philadelphia about fifteen minutes out, which is the quiet reason this borough holds its value. Watch what's just listed, or look at homes under $300K and ranch homes if detached is also on the table.
